The lounge has a built in breakfast bar, seating for 7, and has brand new reclaimed pine flooring throughout.

The kitchen has brand new light grey oak cabinets, pecan laminate worktops and Italian tiles with silver grey luxury rigid vinyl flooring.

The utility has a new Kenwood washing machine and plenty of fridge and freezer space, enough for everyone.

Room 1A is the first room available from 1st July. This room has been completely refurbished, rewired and replumbed to suit modern living with powerpoints everywhere and a new luxury en-suite shower room.

The floor is the original pine floor that is over 100 years old. It was removed and 170mm of new insulation was sandwiched between 2 damp proof membranes to ensure draughts are impossible. I then sanded and filled for days and finished it off with 6 coats of varnish. I also added a new window seat full of insulation in the double glazed bay window with some more of the pine flooring from upstairs.

The generous sized en-suite shower room is all brand new and has a concealed cistern toilet built in, large shower cubicle with folding glass shower door. The bed is a bespoke single bed built from aluminium and steel tubing joined with tubeclamps and is the perfect height for storing up to 12 plastic tubs underneath. A brand new pocket sprung 25cm thick "Clifton Royale 1000 Pocket Sprung Orthopaedic Mattress" should ensure a great nights sleep.

When finished this house will have a total of 5 bedrooms that are all en-suite, 3 with showers therefore nobody will ever have to share a toilet. The mvhr system (usually found in millionaires' eco-houses) linked to all the en-suite bathrooms will ensure damp is impossible and the air quality in the house will be better than on the beach. All the rooms also will have their own small kitchens with microwaves so you can choose to enjoy some peace and quiet with your tea, or if you are feeling sociable you can enjoy your cuppa in the brand new shared kitchen, lounge and breakfast bar area.

The only downside is that you will be living with your grumpy landlord upstairs for at least the next 4 months while I finish the upstairs building work. I may therefore be making some noise upstairs anytime between 10am and 10pm. Also the garden is half full with scaffolding and building materials and the shed is currently full up.

On the plus side the first person to move in will have the whole of the downstairs to themselves for months, but you will have to share it with my over friendly cat. Once completed you will also be able to use the new upstairs bathroom which has a large L-shaped bath and mains fed shower.

Pre-application Tenant Information

Please be aware of the following before making an application.

Holding Deposit

A holding deposit equivalent to one weeks rent will be required to reserve the property whilst referencing checks are being carried out. With the tenants' consent, this holding deposit will be refunded against the first month's rent. The holding deposit can be retained if the applicant;

- Provides materially significant false or misleading information
- Fails Right to Rent checks
- Withdraws from the property
- Fails to take reasonable steps to enter into the tenancy.

In accordance with the Tenant Fees Act applicants will be required to enter into the tenancy agreement no more than 15 days after paying the holding deposit. Failure to do so for any of the above reasons may result in you losing your holding deposit. An extension to the deadline may be entered into if agreed in writing by all parties.

Security Deposit

The Security Deposit is five weeks' rent. This covers damages or defaults on the part of the tenant during the tenancy.

During the tenancy (payable to the Landlord)

Unpaid rent. Interest at 3% above the Bank of England Base Rate from Rent Due Date until paid in order to pursue non-payment of rent. Please Note: This will not be levied until the rent is more than 14 days in arrears.

Lost key(s) or other security device(s). Tenants are liable to the actual cost of replacing any lost key(s) or other security device(s). If the loss results in locks needing to be changed, the actual costs of a locksmith, new lock and replacement keys for the tenant, landlord any other persons requiring keys will be charged to the tenant. If extra costs are incurred there will be a charge of £15 per hour (inc. VAT) for the time taken replacing lost key(s) or other security device(s).

Variation of contract at the tenants request; £50 (inc. Vat) per agreed variation. Change of sharer at the tenant's request £50 (inc. Vat) per replacement tenant or any reasonable costs incurred if higher.
To cover the costs associated with taking landlord's instructions, new tenant referencing and Right-to-Rent checks, deposit registration as well as the preparation and execution of new legal documents.

Early termination (tenant's request) at the tenants request. If the tenant applies to leave their contract early, they will be liable to the landlord's costs in re-letting the property as well as all rent due under the tenancy until the start date of the replacement tenancy. These costs will not exceed the maximum amount of rent outstanding on the tenancy.
