Location
The land is situated on the outskirts of Lady Park vil-lage, near Gateshead. Newcastle upon Tyne is located approximately 5 miles to the north, and Durham City is located approximately 14 miles to the south.

Directions
Travelling north on the A1, exit at Junction 67. At the roundabout take the second exit towards Lady Park. Follow Banesley Lane through Lady Park village, and continue up the hill. After the first bend, the land is situated on the right hand side of the road. There are three access points onto the land.

Access Access can be taken directly from the Public Highway known as Banesley Lane, from three points, with each field having its own entrance. Once on the land, ac-cess can also be taken from field to field.

Tenure The land is for sale freehold, with vacant possession to be granted upon completion. It is expected that the Buyer will take entry after the current growing crop has been harvested in Autumn 2021.

Sporting & Mineral Rights The sporting rights are included in the sale. It is understood that the mineral rights are reserved to a third party.

Method of Sale The property is offered for sale as a whole, by informal tender. Tender forms are available from the Selling Agents. The Seller reserves the right to amal-gamate, withdraw or exclude any of the property shown at any time or to generally amend the particu-lars. Burdens The property is sold subject to all rights including rights of way, whether public or private, rights of light, support, drainage, water and electricity supplies and other rights, obligations and easements, quasi easements and restrictive covenants and all existing and proposed wayleaves for masts, pylons, stays, cables, drains and water, gas and other pipes, whether or not constituted in the title deeds or referred to in these particulars. Basic Payment Scheme & Stewardship The relevant bps entitlements are not included within the sale of the land but may be available to purchase through separate negotiation. The Seller will claim the Basic Payment Scheme 2021. There is no Countryside Stewardship Agreement over the land.

Conditions of Sale The land is sold subject to a development clawback of 50% of any uplift in value as a result of any planning consent for a period of 30 years from the date of com-pletion. Agricultural, equestrian, horticulture and for-estry uses should not attract any clawback.
