Location and directions
Parkhill Woods are situated on the outskirts of the town of Dyce, lying approximately 6 miles northwest of the city of Aberdeen in the northeast of Scotland. The property is
shown on the location and sale plans within these and can be found on os Sheet 1:50,000 Number 38, Grid Reference:
Nj 909 135. From Aberdeen, take the A956 north for approximately 2 miles to Bridge of Don. Crossing the river, turn left onto the B997 (Balgownie Road) then continue on
the B997 for approximately 4 miles. Just beyond Birkhill, turn left at the signpost to Grandhome and Whitestripes and
continue on this road for approximately 400 yards to the entrance of Parkhill Woods.

Lot 1 – Parkhill Wood (Area 26.18ha/64.69 acres) - Offers over £375,000

Access
A forest road extends from the public road for approximately 30m into Parkhill Wood. Access through the woodland is on foot from this point, over well-defined paths. The C20C
public road is classified as an Agreed Route in the Timber Transport Forum’s Agreed Routes Map.

Description
Lot 1 extends to 26.18ha, according to Title. The woodland is dominated by stands of mature Sitka spruce (approximately 20.3ha), planted in the 1960s, 1970s and 1980s, with some Scots pine and Lodgepole pine in mixture in the older stands. There is an attractive open stand of Scots pine planted in 1925 extending to 2.85ha or thereby, and a small discrete stand of Japanese larch (0.12ha) to the southwest of the lot. Birch woodland now dominates previously felled
areas within the woodland, and this is reflected in the area of felled land (0.67ha), where advanced birch regeneration is now abundant and establishing. The mature crops exhibit good form and provide an opportunity for timber income, subject to gaining the relevant permissions.

Lot 2 – Fowlershill Wood (Area 9.50ha/23.47 acres) - Offers over £150,000

Access
Fowlershill Wood benefits from a vehicular access from the public road (at Grid Reference nj 909 135) and a convenient
stacking area adjacent. Access through the woodland is on foot from this point, over well-defined paths. The C20C public road is classified as an Agreed Route in the Timber
Transport Forum’s Agreed Routes Map.

Lot 2 extends to 9.50ha, according to Title. The woodland is dominated by highly attractive, well thinned stands of mature Sitka spruce (approximately 8.18ha), planted in
the 1969 and 1970, with a minor component of Scots pine and Lodgepole pine in mixture. There is an attractive fringe of Japanese larch and Douglas fir planted in 1924 and extending to 0.45ha or thereby. The area of felled land (0.36ha) is partially regenerating with birch woodland.

The mature crops exhibit good form and provide an opportunity for timber income, subject to gaining the relevant permissions.

Lot 3 - Harewood (Area 7.76ha/19.17 acres) - Offers over £85,000

Access
The vehicular entrance to Harewood is at Ordnance Survey Grid Reference nj 909 135. Access through the woodland is on foot from this point, over welldefined paths. The C20C
public road is classified as an Agreed Route in the Timber Transport Forum’s Agreed Routes Map.

Description
Lot 3 extends to 7.76ha, according to Title. The woodland is dominated by highly attractive, well thinned stands of mature Sitka spruce (approximately 4.18ha), planted in 1967 and 1979, with minor components of Douglas fir, Lodgepole pine and birch. A well thinned older stand of Japanese larch planted in 1924 and extending to 1.04ha provides an attractive entrance to the woodland. The area of felled land (0.67ha) is regenerating with birch woodland. Previously
felled over land was partially planted with mixed broadleaves, with natural regeneration of birch and conifer species plentiful, and now in intimate mixture with Open ground.

The Property will be sold subject to and with the benefit of all servitude rights, burdens, reservations and any other thirdparty rights howsoever constituted.

Sporting rights
Sporting rights are included and are unlet. Parkhill Woods have a small population of roe deer.

Boundaries
The boundary of the woodland has been maintained in a stock-proof condition where it meets such agricultural uses, and these are mutual and maintained at the joint expense of neighbouring proprietors.
