Situation

Peterchurch is situated in the heart of the Golden Valley. The village itself has an excellent catchment and a wide range of local amenities including Primary and Secondary Schools, Village Shop, Post Office, Public House, Restaurant, Doctor's Surgery, community facilities, Church and a regular bus service to and from both Hereford and Hay on Wye some 13 miles and 9 miles respectively. Abergavenny is some 25 miles to the south with Ross on Wye some 19 miles with its M50 motorway links to the national network.

Peterchurch has been identified as a main settlement and the focus of proportional growth in Herefordshire Council's core strategy.

The site is as per the attached plan with a residential area on an Outline basis covering approximately 9.8 acres (3.97 hectares). In addition, there is 2.95 acres (1.2 hectares) of allocated recreational space.

The site has main road frontage with easy access.

The indicative layout is proposing a 35% affordable allocation and although this is yet to be defined, the current suggestion is that the affordable element will be closer to the main access road. The estate road continues to the centre of the site, bearing into two separate cul de sacs with larger dwellings in more elevated locations on the north-west fringe with an outlook over the village.

Services

Welsh Water:
We are advised that the investigations have established capacity and concluded that, with some operational management, sufficient capacity exists to accommodate the foul water into the main sewer on the highway.

There is a proposed attenuation pool within the development and a current surface water drain exists on the highway.

There is an existing 6 foul water drain and a 6 storm water drain located within the site.

Mains water is located within the main road

Electricity:

Over Head Cables:
Agreement has been reached with Western Power Distribution to underground the power cables. Correspondence and plan will be available as part of the supporting documents.

Planning Permission

Outline Planning Permission was granted under Application Nos. P132707 and P201441 The details in respect of the 1.2 hectares of additional recreation land are contained within the 106 Agreement.

The 106 Agreement has been agreed in draft format. The only outstanding point is the highway contribution.

Uplift Provision

In the event that the indensity of the site is increased over and above the existing 89 units, the purchasers will be required to pay an additional Uplift payment for every additional plot achieved.

Directions

Leave Hereford travelling south-west on the A465 Abergavenny Road. Take the first turning right (signposted Clehonger). Continue through Clehonger, branching left (signposted Kingstone) At the end of the road turn right (signposted Peterchurch), passing through the Village of Vowchurch. Upon reaching Peterchurch, you will see the site located on your right hand side following the first cross roads. The site is adjoining Hawthorn Rise, HR2 0RQ.
