House For Sale £750,000
Hayfield Road, Orpington BR5

Description
This imaginative three-bedroom house on Hayfield Road was designed by architects hwk in 2015. It has a richly planted garden with a studio room / home office and notable eco-credentials. Originally conceived as part of the 1930s garden suburb expansion in Orpington, the house has been carefully rebuilt by hwk and the current owners, who have sensitively worked within the parameters of the original design to create a series of clever, contemporary spaces.

The Tour

The house is set behind a paved hardstanding and is concealed from the road by a vibrant bush of bamboo. The exterior retains its original form with sympathetic clay tile cladding, while inside, a thoroughly contemporary approach is revealed. Entry is to a neat lobby area, which opens onto the kitchen on the right. Appliances are neatly arranged under hardwood worktops to one side of the room, and there is a breakfast bar and bespoke shelving. This intelligent use of space allows for a large family dining area, set against a picture window with an inbuilt seat.

There are no load-bearing walls on the ground floor plan, allowing for the creation of flexible and open spaces. At the rear, an impressive set of wrap-around, full-height sliding doors open from the living room to a patio and the garden beyond. Architectural slights of hand feature throughout the house; the centre of the ground floor plan is flooded with light via a skylight to the staircase above, and there is a concealed shower room. Buff-coloured engineered oak floorboards run underfoot.

On the first floor are three bedrooms and a family bathroom. The bedrooms all have double-height ceilings, and the largest has an en suite shower room adjacent. The top floor is accessed via a spiral staircase; this is an innovative space with a bespoke ridge-glazed window across the apex of the house, which draws light in. It is currently well-used as a home office.

The house has been finished to an extremely high standard, with energy efficiency at the forefront of the design. There are solar roof panels; a heat recovery system throughout; triple glazing on all of the Danish windows; plus the house has been super-insulated to reduce heat loss. The Huntingdon wood-burning stove in the living room is gas-powered and underfloor heating features throughout the rest of the house. There is also cat-6 wiring throughout. The house has a 10-year building guarantee ending in 2028.

Outdoor Space

The garden is a peaceful haven, where steps lead up from the sunken seating area to the verdant lawn. Borders planted with brightly coloured tulips and flowering shrubs ensure a prevailing sense of privacy and frame the space. At the end of the garden is a studio room/home office which is fully insulated and connected to the internet.
