House For Sale £1,400,000
Muschamp Road, Peckham Rye SE15

Description
Delightful double-bay-fronted four bed, two bath Victorian semi-detached house of 1404 square feet (excluding the cellar and conversion-ripe loft spaces), with an east-facing garden in excess of 40 feet, and gated side access.

Find the handsome home on one of Peckham Rye’s finest oft-requested tree-lined residential streets. Permit-parking is on-street.

The property is a sizeable and comfortable family house which could be happily enjoyed as you find it, or it could be extended - up, out at the back and over the side-return - as many of the neighbours have done (with similar setups and large double-lofts).

South London locations don’t come much lovelier; you’re just a 10 minute walk from Peckham Rye Station, seven from Bellenden Road, and five from The Belham Primary School. And you border the East Dulwich postcode of SE22; stroll 11 minutes to ed Station. Lordship Lane is wonderfully-local too.

In the front door and high ceilings immediately impress. To your right is a large wooden-floored through-reception stretching over 24 feet to timber-framed French doors onto the side return area of the garden. Both rooms have fireplaces and the prettiest of ceiling roses.

At the foot of the hall is a door to the useful cellar and a door to the large and double-aspect kitchen/dining room. This room stretches over 21 feet to a big and beautiful bay window which delivers delightful garden views. The fitted kitchen units are Shaker-style and the flooring throughout the room is tiled. Most practical.

A part-glazed back door opens to the garden which has both hard and lawned areas, and is well-established and boasts early sun. Other gardens border all sides, so you have a great sense of space and light.

Up to the half-landing and you’ve got a generous double with garden views and an independent windowed w.c. Adjacent.

From the landing proper you have a huge bay-windowed master bedroom to the front of the house (over 16 feet by over 13 feet), and next door is an oversized full and windowed bathroom with over bath shower, white sanitary ware and built-in under-basin storage.

On the second floor you have two further bedrooms - a good double and a large single.

You’re in a super spot here for Peckham and East Dulwich’s centres for easy shopping and socialising, and park-life too: Goose Green, Peckham Rye Park and Common, Dulwich Park and Horniman Gardens are all in easy reach.

You also have several excellent schools within close proximity. Local primaries include St John’s & St Clements, Bellenden and The Belham (run by Dulwich Hamlet Educational Trust). The Villa Nursery and Pre-Prep. School for little ones aged 2-7 is also close by and very popular. Little Jungle Nursery is also well-liked. For bigger ones, The Charter School East Dulwich is a short walk.

On Peckham's Bellenden Road we love the independent-vibe. Check out Artusi, Ganapati (plus takeaway), The Begging Bowl, Flock & Herd butchery, and Review (our favourite book store in London!). Melange on Maxted Road is an important mention for chocolate-lovers too.

For general high street offerings and banks (and fruit and veg), Rye Lane's not far, where you'll also find the hippest destinations such as Peckham Levels and The Bussey and Market Buildings.

In SE22, Lordship Lane has wonderful independent and specialist grocery and bottle-shopping, restaurants and pubs (we like Terroirs, edt, Franklin's, Next Door and The Cheese Block to name a handful, as well as the Picturehouse cinema). And North Cross Road’s Saturday market is a must-go-to.
