House For Sale £950,000
Vestry Road, Camberwell SE5

Description
Classy extended early-Victorian four bed terrace of 1272 square feet with a low-maintenance west-facing walled garden, directly opposite Lucas Gardens; views of which can be lapped up from the property’s master bedroom.

The location’s a pretty residential street which is close to central Camberwell and Peckham too - walk 10 minutes to Denmark Hill Station, and 14 to Peckham Rye Station. Permit-parking is on-street.

On entry, the delightful wooden-floored through-reception rests to your left - stretching over 22 feet. Alcove storage features in two alcoves, and you’ve got an on-trend wood-burning stove in the front reception space. A pane-glass door sits at the foot of the room, opening to a natural dining area (once the side-return), with optimal roof glazing, French doors, and a slate-tiled floor.

The kitchen's fitted wall and base units are a timeless gloss-white, paired with solid wood counters. You can also access the kitchen/dining room from the foot of the hall (by the under stairs cupboard - great for coats etc).

Up the stairs and from the half-landing you’ve got the recently-refurbished double-aspect (notably bright) bathroom, with contemporary white sanitary ware and over bath shower, plus brick-style tiling. Next door is a handy utility cupboard with window.

From the landing you have a neat double to your right (over 10 feet by 9 feet) and the large master bedroom ahead, which takes the width of the terrace - it’s over 14 feet by over 11 feet. Twin windows deliver leafy park vistas over Lucas Gardens, and Little Greene's 'Jewel Beetle' graces the walls.

Take a few more stairs up to the loft extension - which first gives you your third bedroom (a generous single, at the rear of the house) and an independent w.c. Then at the top of the house is a double bedroom with skylight windows (plus a regular west-facing one) and lots of accessible eaves storage. All four bedrooms have pale carpets.

St. Giles Church and Churchyard are lovely local landmarks, and you’re also close to South London Gallery, plus Camberwell’s iconic art college buildings. It’s a nice part of town! Beyond local Lucas Gardens, you’ve got lots of other green spaces around - Brunswick, Ruskin and Burgess Parks for example, and Lettsom and Warwick Gardens too. Peckham Rye Park and Common and Brockwell Park and Lido aren’t far either.

Local schools include Lyndhurst Primary and The Villa Nursery and Pre-Prep. School.

Restaurants, cafes, pubs and bars are strong and varied round this way. We particularly like The Camberwell Arms (more than a pub - the restaurant fayre is delicious!), Grove House Tavern, The Crooked Well, Silk Road and Theo’s.

Walk to Peckham's Bellenden Road and Rye Lane for other excellent offerings - including Artusi, Ganapati, Levan, Peckham Levels and The Bussey Building, plus handy high street shops, pop-ups and markets.

Butterfly Tennis Club and Zen Yoga studio are also nearby, on Camberwell Grove, as well as the Victorian leisure centre with big pool, gym and classes.

You are close to two Fare Zone 2 stations as previously mentioned, and also to a host of day and night bus routes at the foot of the street, from Camberwell Church Street.

For more options, Peckham, Herne Hill, Dulwich Village, East Dulwich, Brixton and New Cross are all easily reached.
