Description

kemps barn with residential plananing ref: 200631.
A Grade II listed timber-framed barn which is in a state of disrepair and supported by scaffolding. The barn is believed to date from the early 19th century, black weather-boarded, timer-framed with a grey corrugated roof. The barn has five bays, with a gabled wing to the road, and later lean-to and flat roof extensions. The proposals seek to maintain the barn in as near its original state as possible, whilst also providing a scheme which is of a size to ensure that the conversion of the barn is viable and can provide a four bedroom dwelling.

The layout includes a living/dining room, study, entrance hall, kitchen, utility room, bathroom, three bedrooms on the ground floor, one with en suite and a principal bedroom on the first floor with en suite. The bathroom, third bedroom and fourth bedroom form a rear extension. Outside, two car parking spaces are proposed to the rear of the site. The access into the site will remain in its current layout. The residential garden is to the rear with access from the barn via the living/dining room.
Kemps farmhouse

A Grade II listed, substantial timber-framed farmhouse listed Grade II and now in need of restoration. An extract from the listing states: "C17 house, timber-framed and plastered, with red plain tile roof. Gabled crosswing at east end, undercut. Extensively altered in C20"

The house is approached through an open porch into a stone-floored hallway at one end of the house. There is access from the hall to a boiler room housing an oil-fired boiler, utility room and shower room with W.C. At the heart of the house is an inner hall and sitting room with staircase whilst a studwork partition separates a living room, dining room and a further reception room which may suit as a home office. At the far end of the house is a kitchen/breakfast room extending the full depth of the house.

The first floor has a central landing, five bedrooms, some with exposed studwork, and a family bathroom.

Outside
A driveway passes between the barn and house to a parking area. The house is set deep within its plot and overlooks its own substantial front lawns. To the rear the land is laid to grass with post and rail fencing (needing repair) and separating the adjoining farmland which provides open views. Immediately adjacent, separated by a bank of trees, is a block of farmland extending to approximately 2.25 acres. This is available by separate negotiation. Possession will be subject to the termination of a farming licence and crop harvest.

House and barn with about 1.25 acres
Farmland available separately about 2.25 acres. The land is currently farmed and vacant possession will be dependent on crop rotation.

Square Footage: 2530 sq ft
