House For Sale £350,000
Main Street, Kirk Ireton, Ashbourne DE6

Description
Located in the heart of the ever-popular village of Kirk Ireton sits this stunning two bedroom, two bathroom home. With a famous heritage* this pretty double-fronted cottage has recently been sympathetically updated, with a spectacular bathroom and substantial garden rooms added to the home.

The view of the cottage as you approach from the road holds the promise of further treasures within - and it doesn't disappoint. Having previously been two separate cottages, there are a wealth of period features including stone mullion windows, stable doors, flagstone flooring, stunning fireplaces and we love the configuration of the stairs, which split halfway up, to create two separate bedroom and bathroom suites.

Downstairs there is a large lounge, a dining room, kitchen, utility room/WC and conservatory. Upstairs there are those two separate suites comprising a double bedroom and bathroom each.

The south-facing garden is easy to manage and can be enjoyed from within the large conservatory with windows to all sides. The garden rooms contain a utility room, a home office and a very useful shed - it's a great addition to the home.

Kirk Ireton itself is a pretty hill village in the Derbyshire Dales. The local primary school has an Outstanding Ofsted rating. The famous Barley Mow public house welcomes locals, walkers and cyclists for real ales and weekend meals and there is a beautiful Norman church, a village shop and village hall. The village field includes a football pitch, boules rink and tennis court, whilst a separate children's playing field offers a playground and more outdoor space.

Carsington Water is just one mile away and the High Peak Trail and the towns of Matlock, Wirksworth, Belper and the Peak District are all within easy reach.

*In the 1980s, this house was the centrepiece of a TV campaign by Kellogg's Cornflakes! The front lawns were laid by the cereal company as part of the look they wanted to create.

Front Of House

Mandene Cottage is a beautiful stone double-fronted cottage in the heart of Main Street. This picture-book home has a front garden which comprises of manicured lawns and a selection of colourful border plants, with a path to the front porch and entrance door. The two brick chimneys are the first hint that this was previously two separate cottages. To the right is a timber gate leading through to the rear garden.

The open porch has a brick base (painted cream) with a lovely mint-green coloured timber pitched roof over.

Dining Room

Stepping through from the entrance porch into the expanse of the dining room, you immediately notice the quality of the solid oak parquet floor. The front door itself is solid timber and has an iron lock, handle and letterbox.

This room has a wealth of attractive features. The stunning marble fireplace has an iron grate and marble hearth and mantelpiece. The stone mullion windows are fitted with double glazing and - like all the windows at the front of the home - have timber frames with ornate iron handles and latches. They also all have deep window sills which not only demonstrate the thickness of the stone walls, but also provide useful decorative storage space.

There are timber ceiling beams and a cute little salt cupboard with shelving and a wooden door. The radiator in this room, and all rooms, is oil-fired. The walls are painted white and there is an under-stairs pantry cupboard, wall lights, plenty of power points and a smoke alarm.

Lounge

Moving from the dining room through the wooden door with iron latch to the left, you enter the lounge.

For an old cottage, it is noticeable that all the rooms have high ceilings and painted white walls - and this is no exception. The lounge is carpeted and has wooden ceiling beams and two stone mullion windows with double glazing and those deep window sills. The solid fuel heater has a flue and is set in an impressive stone surround with a brick chimney over. There is a half-glazed wooden stable door which opens out onto the south-facing garden, meaning that light can flood in from both ends of the room.

We really love the cute little features in this room like the rectangular under-stairs storage and the two mini alcoves with stone lintels above. The lounge also includes a radiator, power points and several wall lights.

Kitchen

The kitchen is accessed via the dining room and also from the conservatory to the rear. The flagstone flooring is high-quality and fits well with the country-style kitchen cabinets. There is space for an under-counter refrigerator and an oven. The stainless steel sink and drainer has chrome mixer taps and is set in front of the window, which looks out through the conservatory to the garden beyond.

There are ceiling beams and a light fitting, radiator, extractor fan and - just to the right of the entrance to the conservatory - plenty of space for a fridge-freezer.

To the left, the kitchen also has steps up to a utility cupboard, which currently houses a washing machine and tumble dryer.

Downstairs Wc

This downstairs WC has flagstone tiled flooring, a double-glazed window to the garden and Velux window above. There is a vertical heated towel rail, white ceramic WC and sink, light fitting and plenty of storage space.

Conservatory

Entering from the kitchen, you ascend a couple of steps into the bright conservatory with it's angled roof. This room is south-facing and has double-glazed windows to the east, south and west so it gets the sun all day long. There are wide sills for storage or to rest your wine glass as you relax and drink in the sounds and sights of the garden. The fitted blinds are included in the sale and there is a radiator, power points and double doors leading out into the garden.

Stairs To First Floor

We may have mentioned this before, but we really love how the stairs are configured - they split halfway up to create two separate bedroom and bathroom suites. The stairs are carpeted and have wooden handrails. On the upper right-hand landing there is a storage cupboard with shelving.

Bedroom One

This very spacious double bedroom is carpeted and has a huge fitted wardrobe. This wardrobe is the equivalent of five single wardrobes and is mirrored. To the right is another large traditional storage cupboard and to the left is a lower-level fitted cupboard, ideal for positioning a television above. This all leaves plenty of space for bedroom furniture. The stone mullion windows with double glazing face north, making this a tranquil room perfect for those of us who aren't early risers! The room also includes a radiator and ceiling light fitting.

Family Bathroom

This stunning bathroom was a new addition to the home in 2019. It is absolutely beautiful and has wood-effect floor-to-ceiling tiles and Karndean flooring. There is a WC and a sleek wide modern sink over a wooden vanity unit with two equally-wide drawers.

The long, luxuriant bath looks so welcoming and has a shower attachment over. In the opposite corner is a very large double shower with rainforest head and floor-to-ceiling tempered glass shower screen. So depending on your mood, you can take a lazy, relaxing bath or let the power of the rainforest shower blast you into life in the morning!

There is a double-glazed window overlooking the garden and two Velux windows in the high eaves roof. Amongst the other contemporary features of the room are a ceiling light and a modern mirror with lighted surround, a chrome towel rail and a shaver point. These are nicely contrasted with a heritage iron radiator.

Bedroom Two

Turning left on the stairs, you ascend up to the second bedroom, with it's en-suite shower room. You enter through a wooden door with iron latch onto the waffle carpet. This is another room with a very high ceiling and it has a feature fireplace with stone lintel surround, together with a beautiful curved wall showcasing the grand nature of the original fireplace. The stone mullion double-glazed windows have an iron latch, clasps and more wide wooden sills.

A large built-in wardrobe with hanging rail creates additional space in this roomy bedroom. There is a radiator, ceiling light fitting and loft hatch.

En-Suite Shower Room

This is another room that is entered via a wooden door with iron latch. The shower room has a tiled floor and double-glazed window overlooking the garden. The shower cubicle houses a Mira Sport electric shower and floor-to-ceiling tiles. The other walls and the high pitched ceiling are painted white. There is a WC, sink with chrome mixer tap, mirrored vanity cabinet, vertical heated towel rail, extractor fan, ceiling light fitting and shaver point.

Garden

This easy-to-maintain south facing garden can be accessed from the lounge, the conservatory and the side gate. The garden has walkways of Welsh slate and gravel, together with some paved sections. These all weave around the flower beds and raised borders, which are packed with a variety of bushes and garden plants. There is a trellis, a pitched roof log store, timber fence to the eastern boundary and natural stone wall to the western boundary. Tucked away in the corner of the garden beside the garden rooms is an oil tank.

Garden Rooms

A fantastic and very useful feature of this home are the substantial garden rooms. This large structure houses 3 separate rooms as follows:

Room 1 - Utility room: With a tiled floor, there is plumbing and space for a washing machine and tumble dryer, together with storage cupboards, power and lighting.

Room 2 - Home office: This is the largest of the three rooms and has laminate flooring, plenty of shelving, two windows, power and lighting.

Room 3 - Shed: With shelving and lighting.

All three rooms have padlocks and there are external spot downlighters over the entrances.
