Redgate, Nr liskeard

The site is situated in in the small hamlet of Redgate, approximately two miles from the village of St. Cleer which offers primary education, a Parish Church, shop and public house. Redgate is positioned on the edge of Bodmin Moor and within an Area of Outstanding Natural Beauty (aonb).

A short walk from Redgate brings you to Draynes Wood, a spectacular wooded valley of the River Fowey which is home to Golitha Falls. Footpaths allow visitors to walk alongside the river through the woods, which are renowned for their bluebells in the Spring. Fishing is also possible on the river. Approximately two miles from the site is Siblyback Lake Reservoir, which offers a variety of walks, watersports and camping.

Further afield is the Jamaica Inn on the A30 (c. 5 miles), the market town of Liskeard (c. 4 miles) and Plymouth (c. 24 miles).
Utilities


The Agents are advised that the proposed new dwellings will be served via a private treatment system for foul drainage (Klargester) and sww mains water connections are available in the field to the north of the site, which is owned by the vendor. However, interested parties are advised to contact the relevant utility companies to confirm availability and capacity of all required services prior to making an offer.
Planning


Outline planning consent reference PA20/07779 was approved on the 8th March 2021 by Cornwall Council, granting consent for the construction of three new dwellings. Copies of the relevant planning documents and associated technical information can be emailed upon request.

S106 and cil

The Agents are advised that there are no S106 payments associated with the proposed development. There will however be a Community Infrastructure Levy charge, the level of which will be determined at a reserved matters planning stage.
