Leyton has developed extensively in the last 14 years particularly since the 2012 Olympics. There are vibrant shops and markets which are being added to all the time. The area has benefitted from a younger population as people discovered the area and its amenities and its ease of access to central London.

The house has a local pub, Birkbeck Tavern with a great garden and a small local shop five minutes away. There are other great local pubs such as Leyton Technical (the former Town Hall) and the Leyton Star, some good restaurants, bars and coffee shops. Pre-Covid there was a weekly food market in Coronation Gardens. Francis Road is within walking distance and is full of individual shops, bars, restaurants and delicatessens as well as a florist and hairdressers. They hold a very popular annual jumble trail.
