House For Sale £6,500,000
East Knoyle, Salisbury, Wiltshire SP3

Description
The current owners bought a dilapidated farm house and range of derelict farm buildings in 2004 and set about the huge task of creating what can be seen today. They have painstakingly renovated and created this exceptional family home and finished it to the very highest of standards.

It is a wonderful mixture of relaxed family farmhouse along with some fine high ceiling rooms making it an ideal house for both family life and large scale entertaining. There is a large gravelled parking area to the south of the house where the front doors open into a spacious entrance hall off which are the main stairs. To the right are formal rooms including the morning room and library/dining room which has a hidden door leading through to the sizeable drawing room. These room flow perfectly for entertaining and have access out on to the south facing terrace with views over the land and beyond. The far side of the hall leads into the everyday family end of the house with well-equipped bespoke country kitchen which leads into family room and part glazed breakfast room beyond with its wonderful views over the gardens.

In addition there are two downstairs cloakrooms, a boot room and utility room. At the south eastern end of the house linked by a covered walkway is a large 45ft office building with kitchenette, cloak room and separate access. This area works brilliantly for the current owner's needs but is a very flexible space for a number of uses.

From the main hall, the stairs rise up to first floor with the excellent principal bedroom with dressing room and large ensuite bathroom. In addition there are 4 ensuite bedrooms, a further bedroom and bathroom along with a second floor bedroom suite with dressing room and bathroom.

On the west side of the courtyard is the gym, cart shed with games room above and the wonderful party barn with large glazed window giving wonderful light and views to the west. This area has a kitchen and cloak room making it perfect for large scale entertaining. To the east of the clock tower arch is a charming 2 bedroom cottage with a sitting, large kitchen/breakfast room and cloakroom with 2 ensuite bedrooms on the first floor. The cottage is ideal for guest or staff accommodation or would easily rent for additional income.

There is a stunning terrace on the south and west sides of the house with sitting areas, flower beds, pergola and beautiful views making it ideal for outdoor summer entertaining. The gardens round the house boast expansive lawns, beautiful herbaceous borders and mature specimen trees. There is a formal hedged garden leading into the productive and sheltered kitchen garden with a fountain and green house. Adjacent is an astro-turf tennis court.

The house sits beautifully in the centre of its land with a long drive coming from the north. The land is a delightful mix of parkland, pasture and mixed woodland along with a well maintained stick and ball polo pitch. The current owners believe in the conservation of the land and have enhanced it where possible in their ownership often farming organically. There is a lake to the south of the house which attracts an abundance of wildlife.

Off the main drive is a large modern farm building (approximately 25m x 20m) located on the estate yard which is largely currently used for horses but offers a wide variety of uses. It has a solar array on the roof. There is a horse walker, manege and exercise circuit along with planning permission for a new stable block adjacent to the main building.

At the southern end of the farm accessed off the central access track is a 3 year old modern cattle shed that is currently used by the farmer as part of his annual grazing licence over the farm. The new shed extends to approximately 35m x 30m and sits well in the land in a central position giving easy access to the grazing around it.

The drive sweeps past the polo pitch and down the tree lined drive into the courtyard with its quintessential charm. This small estate with spectacular far reaching views and a wonderful family home at its heart sits less than a mile outside the Cranborne Chase Area of Outstanding Beauty.
