House For Sale £400,000
Carlyle Road, Easton, Bristol BS5

Description
"We have lived on Carlyle Road since 1988 and this was the first house that we bought together.
We have seen many changes over the years however, there has always been a great sense of community on this road.

Neighbours look out for each other. Everyone is considerate when parking and also keeping an eye on the properties. We have had many a street party for various reasons however you don’t feel pressured to ‘join in’ and can dip in and out as commitments allow.

Eastville park and St. Georges Park are within walking distance and if you like to run or cycle there are loads of routes to use along with the Park Run at Eastville, which will hopefully be back in June. The Bristol to Bath cycle track is at the top of our road and is great for walking, cycling and running.

Our children went to a local primary school in Redfield, which is within walking distance and has an Ofsted rating of outstanding. Both went on to schools in Bristol, where there are great transport links with trains and buses.
We have numerous local cafes and The Greenbank Pub is just down the road which is really lovely and serves great Pizza’s and a roast dinner on Sunday.

We will be sad to leave but as there is only the two us at home now, we are downsizing and moving out of Bristol to be closer to our children and grandchildren."

This house is situated on the quiet Carlyle Road at the top end of Greenbank, close to Greenbank Cemetery. This particular pocket of just a few roads are in very high demand. Residents of this area are extremely complimentary about the neighbourhood and local community, with many streets having whatsapp groups for neighbourhood wellbeing. The area benefits from its proximity to Bristol City Centre, two local train stations and the M32, making it very accessible to commuters across Bristol and the country. However, it is the amenities on the doorstep which have enhanced the popularity of the area. The independent shops and cafés of St Marks Road are a short walk away, with popular venues such as The Greenbank Pub, No.12 and Este's Kitchen closer still. Families occupy many of the houses in this area, with many still looking to move to the area due to the recent success of the nearby Whitehall Primary and Bannerman Road Primary School.

Nestled into the heart of Greenbank is this immaculate three bedroom home with a loft conversion. Upon entry, you are met by a porch with a stunning Victorian stained glass door. The exposed wooden floor in the entrance hall leads through to a lounge that blends contemporary design with period features, including original cornicing, a ceiling rose, as well as double glazed sash windows. The kitchen has been beautifully extended, with light flooding through the side-return conservatory. The hardwood countertops are coupled with the white rectangle ceramic tiles lining the room. There is also a Neff double oven, as well as gas hobs. The kitchen links to the dining room, making this space ideal for social occasions. The first floor houses two double bedrooms with period fireplaces and a bathroom, with the main bedroom having double glazed sash windows. The second floor holds yet another double bedroom, with a shower room to one side and eaves storage to the other. The east-facing garden has been partially-patioed, perfect for entertaining and the remaining section having grass and is home to springtime bedding plants.
