House For Sale £700,000
Golden Grove, Whitby, North Yorkshire YO22

Description
Historically part of the Golden Grove Estate owned by relations of the current owners, Beck Cottage was taken as a second home by the Turnbull family in the 1950s along with a significant tract of woodland that characterises this hidden valley. The Turnbull family were one of the greatest names in the town during its golden age of shipping and ship building.

Beck Cottage has been created from two adjoining sandstone cottages directly overlooking Cock Mill Beck that were amalgamated to offer a single 4/5 bedroom home, albeit with two internal staircases. The property retains many original period character details throughout with accommodation briefly comprising a breakfast kitchen with fitted units, bench seating and a useful walk in pantry with store, central dining room with a staircase up to two double bedrooms which are serviced by a house bathroom. To the far side of the ground floor is a spacious sitting room with wood panelled walls, exposed ceiling beams, open grate fire and a second staircase to two further double bedrooms and a shower room. From this first floor landing the stairs continue up to a loft room/fifth bedroom with eaves storage and skylight windows.

This charming and rarely available coastal property would be as ideal as a holiday/second home as it would an impressive principal family residence.

Beck Cottage occupies a particularly quiet and private position just outside Whitby, with a detached garage and parking area for numerous vehicles adjacent to the property itself. A wooden gate within the stone boundary wall reveals a beck side pathway to an enclosed sunny terrace with access to the breakfast kitchen, gardener's W/C, and outside store. A footbridge over the beck leads to a further sitting area by the side of the water with areas of lawn bordered by mature trees and planting. In addition to this garden area are wooded beck side grounds with fishing rights, with a particular feature being an idyllic private natural pool with a waterfall.

In addition to the immediate gardens and grounds are approximately 51.62 acres of land in total lying to the east of the hamlet, bounded to the east by the cinder track, a popular cycle-path on the former railway line which once connected Whitby to Scarborough. The picturesque amenity woodlands are stocked with mixed broadleaf trees and crossed by Monks trods and have becks running through with more fishing potential. Of the total, the land also includes approximately 4.56 acres of paddocks at the side of the cinder track.

Golden Grove is a hamlet, set in a secluded fold in the National Park landscape, just a few miles south of the popular and historic seaside town of Whitby. With both the town and the scenic North York Moors National Park close at hand the area is popular with tourists and residents alike.

The town is famous for its Abbey Ruins and association with Dracula (written in the town) and Captain James Cook, the world-famous explorer. Dotted with pretty, independent shops, bars and restaurants, the town also has opportunities for sea fishing, sailing, golf etc. The National Park is popular with walkers and cyclists and also includes the North York Moors Steam Railway as well as rugged moorland and sheltered sandy beaches. The river Esk offers Salmon fishing and the moors offer grouse and pheasant shooting opportunities.

Ruswarp village has local amenities including a pub, garage, general store, butchers, primary school etc and Whitby has a fair range of shops including supermarkets and secondary schools.

The road network locally is principally A roads, but Whitby has a train line connecting to Middlesborough and the line from nearby Scarborough connects to York and beyond. Durham Tees Valley Airport is around 40 miles away.
