The woodland slopes down to the stream, known as Ford Lake, a babbling stream and tributary which joins into the River Hamble. The land is bordered on the east by a mature native roadside hedgerow, with fenced boundaries on the north and south and adjoins the River to the west.

The land is suited to equestrian, grazing, conservation or amenity uses, with an abundance of wildflowers and native wildlife.

The soil is described by Soilscape as “slowly permeable, seasonally wet slightly acid but base-rich loamy sandy and clayey soils”. The land lies within the Countryside as zoned by Winchester City Council Planning Authority. The land is registered with the Land Registry, part of Title No. HP587914.
