Albany Road, London E17

Description
A brilliant and beautiful two bedroom Victorian mid terrace home, close to St James Street and with easy access to Walthamstow Wetlands. An impeccable yellow brick frontage gives way to generous living space, with original character complemented by modern comfort. A charming home in a secluded spot.

You're tucked away on a quiet turning in a friendly low-traffic neighbourhood, close to Honeybone Allotments, where you can enjoy the cosiness of community and city convenience in one. A short bike ride will take you to the Wetlands, where you can drink in the serenity of this incredible natural haven. Plus you're just half a mile from the High Street, with its famous mile-long market.

If you lived here…

You'll step into your hallway and find your lounge to the right. It's 120 square foot, with a box bay window and cast iron fireplace in a striking statement chimney breast. Honey pine stripped floorboards lie underfoot, and there's elegant cornicing to the ceiling. Past the stairs you'll come to your dining room, 155 square feet and a lovely space for relaxing or entertaining. There's built-in storage here and stairs down to your 340 square foot cellar. From here you step onto your sunny garden, with paving and lush lawn. To the rear of the dining room is your kitchen, with plenty of wood-fronted units, beams to the ceiling and twin windows for abundant natural light.

Upstairs you'll discover your bright and stylish bathroom, part tiled in matte metro white with neat patterned tiling underfoot. There's a modern white suite, vanity sink and rainfall shower over the tub. Then your first bedroom of eighty square foot, overlooking the garden. Your second bedroom sits to the front, offering 155 square foot of relaxing space lit by a pair of windows. A wall of bespoke wardrobes provides ample and attractive space for clothes, and there's another vintage fireplace. Finally, your part boarded loft space is accessed via a ceiling hatch and ripe for further development (subject to the usual permissions).

It's a nine minute stroll to St James Street station, where the Overground will take you over the picturesque marshes to Liverpool Street in around fifteen minutes. Walthamstow Central Station and Blackhorse Road are both also within easy reach for the speedy Victoria line, which will get you to Kings Cross in just fifteen minutes, while drivers of electric vehicles will be pleased to find two charging stations moments from your front door. If you're staying local, you'll find a wealth of independent shops and cafes to choose from, as well as a yoga studio at the social hub of Crate St James. The pleasant St James Park is five minutes from you too, with a playground and plenty of space for kids and dogs to run free.

A word from the owner....

"We have put the house on the market with great reluctance after spending over 6 fun filled years here and having had two children. The good public transport links into Central London have allowed us to commute into the West End and the City with ease. However the abundance of green space, close proximity to great cafes and vibrant market also make it the perfect place to work from home.
The house is located on a quiet street with friendly neighbours and a real sense of community and has been the ideal place for our daughter to perfect her cycling! The house itself is lovely and light with an upstairs bathroom and a garden which benefits from sun for most of the day and established rose and lavender bushes.
Weekends are often spent walking over the Marshes, visiting the horses at Lee Valley Riding Centre and finishing off with some fantastic seasonal food at the Lighthaus Café!"
