House For Sale £750,000
Rectory Road, Broadstairs, Kent CT10

Description
Less than a minute's walk from the seafront at Stone Bay this charming detached Victorian family home with sea views to the front is a delight. From the moment you see the attractive porch, period front door and bay windows you know you are in for a real treat. Once inside you can feel the warm and friendly atmosphere that is enhanced when you walk through to the charming light and bright family space that incorporates the kitchen, informal dining area and lounge and wide sliding doors to a paved area and garden. The solid cherry wood units, tiled flooring and range cooker provide a country style feel to the kitchen while the rest of the area has laminate flooring so is ideal when children and pets come back from the sandy beach. While the informal breakfast area and sun room have a modern feel the large and impressive lounge/dining area provides elegance from a bygone age with its high coved ceilings and ceiling roses, original wood flooring, bay window with partial sea views and cast iron fireplace with attractive inset tiles. There is a cloakroom on the ground floor as well as a door from the dining area and breakfast area into the large and versatile conservatory that makes an ideal gym or games room with access to the garden. A good sized cellar is currently being used for storage but could always be converted into a bar or office. An original staircase leads up to the family bathroom, a large airing cupboard and four bedrooms. These include a single that makes an excellent office if you are working from home and three doubles. The light and bright main bedroom, with its en-suite shower room, can be found down a corridor so is very private and overlooks the garden from a flying bay window. There is access to the loft that could easily be converted to provide additional accommodation such as a double bedroom and bathroom as has been done by various neighbours. Outside there is off road parking for up to three cars at the front and the secluded rear garden includes steps up to the lawn, a small flint wall with shrub beds, three storage sheds, a brick barbecue and some lovely palm trees as well as a variety of visiting wildlife.

What the Owner says:
“We came here about 17 years ago when the children were young and it has been a wonderful place to bring up our family, but business commitments mean we need to move. We chose this house as it was close to the seafront so the kids could go down to the beach whenever they liked. At the same time it is only a short stroll to the promenade and town centre. Another reason we chose Broadstairs is that there are some excellent private and state primary and secondary schools including two grammar schools.
Broadstairs is a lovely Victorian seaside town with a wide variety of individual shops, beaches, art galleries, bars and restaurants and a cinema as well as annual events such as Folk Week, the Dickens Festival and the Food Fair, not to mention regular firework displays and music at the bandstand. Trains from the station can whisk you to London on the high speed train in less than an hour and a half and, for more indepth retail therapy, there is the nearby Westwood Cross shopping centre, cinema complex and casino. If you are interested in sport there are plenty of clubs including bowls, squash, tennis and rugby as well as the renowned North Foreland golf club for golfing aficionados.”
