House For Sale £799,995
Coleridge Road, London E17

Description
A gloriously finished, beautifully bright and incredibly spacious three bedroom family home, enviably sat on one of our sought after, central residential streets with so much that makes our borough so special right at your fingertips. Design & Decor is held to an impeccable standard throughout.

As impressively generous and artfully developed as the property already is, with the loft space so far untouched you could take a cue from your neighbours and add a whole new storey with a Dormer extension (subject to the usual permissions).

If you lived here

You'll be delighting on a daily basis in a shade under 1200 square feet of living space. From the handsome brick frontage and striking royal blue front door on in this is a home to be proud of. Your hallway's floored in classic contrast tiling, pure bright and white for a great sense of space. On your left, double sliding doors lead into your twenty seven foot deep through lounge.

Lovingly restored original timber floorboards run underfoot in here, sanded and stained to a gorgeous finish. Plantation shutters sit on the bay window and there's a pair of vintage cast iron mantelpieces and hearths adding to the timeless aesthetic. Even at 250 square feet though, this is merely a portion of your artfully arranged ground floor, another sliding door opens it all up to the extended kitchen/diner.

In here you have a vast space for cooking up a storm and digging into the results. The kitchen and dining areas are artfully separated by a substantial chef's island, and both are awash with natural light thanks to a bank of skylights and French doors leading to the garden. Countertops are marbled cream, cabinets are a rich royal blue, classic parquet flooring runs underfoot and suspended filament lighting hangs overhead.

Your ground floor's completed by the first of your two bathrooms and it's straight out of a five star hotel, with oversized walk in rainfall shower with brass fittings and angled metro tiling from floor to ceiling. Upstairs and your master bedroom's a flawless, 180 square foot double, with striking statement wall and ornate ceiling rose. Finally, bedrooms two and three are both equally elegant designer doubles and your first floor family bathroom is as pristine as you'll by now expect. A classic from top to bottom.

Outside and you're extremely enviably situated with local highlights from Lloyd Park to Blackhorse Lane, Walthamstow Central station to The Village, within easy walking distance. Walthamstow Central is particularly handy; just a half mile on foot. From here you can get straight to Oxford Circus in twenty minutes via the Victoria line, or Liverpool Street in the same time courtesy of the overground, putting both the West End and the City around a half hour away door to door.

What else?

- Did we mention your garden? It's a lovingly landscaped mix of lawn, patio and beds, barely overlooked and ending in a handy shed.
- The famous Walthamstow Village is well worth the fifteen minute walk, home as it is to a huge range of some of the finest wining and dining establishments for miles around. Whether home made tapas or craft cocktails are your thing, whether you prefer classic pub fayre or fines wines and charcuterie, you'll find a favourite spot.
- You're lucky enough to have five 'Outstanding' primary/secondary schools less than a mile away on foot. Your closest, the Greenleaf Primary, is just five minutes walk.

A word from the owner ....

"After moving into the property in 2016, and making many significant renovations, we are very sad to leave the house we had planned to stay in for many more years. Over the lockdown, we have appreciated the house's proximity to the wetlands and Lloyd park for long walks and as Walthamstow opens back up, we had hoped to return to the village for Sunday pub lunches and the restaurants on Hoe Street. This will be an ideal house for a young family looking for a nice neighbourhood, where everything is on their doorstep."
