Location Kingston is a sought after village in the South Hams area of South Devon. The nearest town of Modbury is about 3 miles away, the larger town of Kingsbridge, offering a greater and wider range of recreation and commercial facilities is about 8 miles distant and the A38 dual carriageway expressway, connecting to the M5 motorway and national road network, being about 10 miles to the north.

Modbury is a picturesque Georgian town situated in an 'Area of Outstanding Natural Beauty'. Some two hundred years ago it was extremely prosperous being the local market town and a centre for the wool trade. Today there is a good range of local shops including a butcher, baker, grocers, hardware store, chemist, delicatessen and a number of gift and antique shops. Other amenities include a primary school, health centre, dentist, veterinary surgery, mobile library and Lloyds Bank.

Nearby is the magnificent South Hams coastline, offering fine cliff top and coastal walks, beaches and coves, with sailing at Salcombe and Newton Ferrers, 18 hole golf courses being available at Thurlestone and Bigbury, and Dartmoor National Park is within easy reach to the north.

The land The land extends in total to approximately 7.89 acres (3.19 hectares) of predominantly free draining pasture land being gently west and north facing with views over the surrounding countryside. The land is mainly bordered by Devon hedge banks with some semi-mature and mature tree growth interspersed among the boundaries. The boundaries have various stock fencing with some being two strand barbed wire and some sheep netting with barbed wire. Access to the land is both directly off the adjoining lane to the west of the land via a 12' gateway as well as a second 12' access point close to the building to the north east corner.

Buildings Located to the north east corner of the land lies a substantial 60' x 40' (18.28m x 12.192m) general purpose building. The four bay building is of timber framed construction under a slate blue polyester coated box profile sheeted roof with some clear panels for natural light. The elevations are of similar material with wooden barge boarding to 6' (1.81m) height on some elevations. Access to the building is to the eastern elevation via 15' (4.57m) double steel framed doors with similar cladding. The building benefits from a compacted earth floor but no power or water connected.

Located on the southern side of the land is a useful 45' x 15' (13.71m x 4.57m) general purpose agricultural building being partly open fronted and having been used as a field shelter/ stable previously and being enclosed by a Devon bank to create useful compound. The building is of timber pole construction under a sheeted roof with sheeted elevations and is open to the northern elevation.

directions From the Kingsbridge to Modbury A379 trunk road, heading towards Modbury, turn left at Harraton Cross signposted 'Bigbury' and 'Kingston' onto the B3392 Bigbury road. Proceed along this road for approximately one and a half miles and as the road bears around to the left proceed straight over at this junction. Continue along this road for 1.2 miles and the road will then bear sharply round to the left. Continue along this road until you reach the 'T' junction and turn left signposted 'Kingston'. Proceed into the village of Kingston and turn right following signs for 'Village Centre'. Continue along this road and out the other side of Kingston village and after leaving the village take the first left hand turn which has a no through road sign. Proceed along this lane and the gate into the land will be found on the right hand side.
