House
The house was built circa 1970 on what we understand were formerly orchards. We purchased the house in 1996 and have extended and updated it over time. We have put a lot of thought and care into the house so that it works well and whilst taste is subjective you will find quality stone and wood used throughout. The house features UPVC double glazed Georgian bar windows throughout and at the front of the house these are box sash. A number of the rooms have cat 6 cabling connected to Virgin Media's Superfast Fibre broadband (Gig 1) allowing the entire family to simultaneously work and consume high definition video. The heating and hot water was changed to a "Megaflow" pressurised system to provide strong flow to the three showers and is remotely controlled by Hive.

Hall
When buying the house I was immediately struck that it was a good welcoming size rather than a narrow corridor. The rough slate floor is very deliberate choice as it doesn't need to be cleaned every time someone steps in on a wet day. The hall provides a central access to the reception rooms and a practical and spacious under stairs cupboard which also has a power socket and cat 6 port intended for a central wireless internet router/range extender. The standout feature of the hall is the tall window as you move upstairs giving views out to the garden and fields beyond. Upstairs on the galleried landing is access to the loft which has been partially boarded to provide space for storage.

Lounge
The lounge features a York stone fireplace and Kahrs oak flooring. To the front are double sash windows and at the rear a folding oak door that provides double glazed sound insulation from the family room when needed and the option to open up both rooms to create a single huge entertainment space. The room has recessed cabling for 5.1 surround speakers and a cat 6 Ethernet port.

Kitchen
The layout of the L shaped kitchen utilises one leg as a utility area flowing into the main kitchen and is fitted with Magnet oak veneer units, travertine flooring and granite surfaces throughout. The utility area has a double butler sink and plumbing for a washing machine and tumble dryer. There is ample storage both in the cupboards and box seating.

The layout of the main kitchen is based on the classic triangle making it highly practical. The kitchen has an a stainless steel cooker hood over a stainless steel range cooker. There is generous storage, a Villeroy and Boch sink and plumbing for an American style fridge freezer. The kitchen table is the hub of the house where we come to eat, talk or just take in the view out to the garden, apple trees and greenhouse.

Family Room
Having previously found the dining room to be under-utilised the family room was created as a space to entertain, dine and relax. This large room with its vaulted ceiling, skylights and large bi-fold doors on two sides has fantastic natural light and views across the fields to the rear. On a warm day you can open the doors fully to let the outside in. With the underfloor heating a special treat is Christmas dinner when you'd almost feel you are eating outside were it not for the warming of your toes. The skylights open remotely and have rain sensors that close in the event of an unexpected shower. The room has recessed 5.1 surround speaker and audiovisual connections allowing hifi units to be placed out of sight in the garage.

Study
The study is completely bespoke having been designed and fitted by the local cabinet maker Bruno Boulay. It is constructed from French oak and American walnut. The study provides two workstations, bookshelves and storage. The room has four CAT6 Ethernet ports.

Master Bedroom
You enter the bedroom through the dressing area with extensive cupboard space behind sliding doors and Kahrs maple wood flooring. The bedroom has fitted reading lights and recessed connections for a TV and cable TV. Both the dressing area and bedroom have views to the fields at the rear. The en-suite features Duravit sanitary ware and Matki shower with a Grohe shower. The floor and walls are tiled in richly veined marble tiles. The en-suite is accessed via a frosted pocket/recessed glass door.

Bedroom 2
In a layout that is essentially a smaller version of the master bedroom the bedroom is again accessed via a dressing area with fitted wardrobe. The bedroom has a CAT6 port and access to the en-suite via a frosted glass pocket door. The en-suite is tiled in limestone, featuring Villeroy and Boch sanitary ware and Matki shower.

Bedroom 3
This bedroom again features a fitted wardrobe with sliding doors and a cat 6 Ethernet port.

Bedroom 4
This room has a fitted cupboard that originally housed the hot water tank. A small radiator is fitted in the cupboard enabling it to still be used for airing.

Family Bathroom
The bathroom floor and walls are covered in marble tiles with Villeroy and Boch sanitary ware. We make no secret of our internet to give this bathroom a very high end feel with the waterfall bath tap and bath with a headrest.

Garage
The garage has become a storage area and "man cave" with secure two way garage door locks. At the rear of the garage is the technology hub for the house cabling, internet and family room audio visual equipment storage. The condensing boiler and hot water system is also located in the garage. I will also mention that the hot water system has a backup electrical emersion capability in case of boiler failure. We have only had to use it once or twice but were very glad of it when we did.

Garden, patio & drive
The terrace that wraps around the family room provides a lovely viewpoint across the fields and an elevated position for outdoor dining. The dining area was designed to provide privacy but also to use the family room as shade. It's best enjoyed in the evening as the sun sets over the fields. The terrace has floor up lights and downlighting from the soffits around the family room. There are also speaker connections at the dining area and projecting across the patio.

Stepping down from terrace onto the patio with raised beds and space for a bbq this area was created as an outside "lounge". The terrace and patio are constructed from granite tiles and setts.

The garden extends around the rear of the house and out to the side of the house where it features two original orchard apple trees and other mature shrubs and trees. A recent lockdown addition to the garden is the vegetable garden and greenhouse which have already proven highly productive! The garden design and plant stock is the work of local professional gardeners who have done a tremendous job of making the garden attractive yet easy to maintain.

The drive at the front of the house is accessed via a five bar gate and provides space for five cars (although we've managed eight at a push).

Local area and transport
i'm not sure we realised how well the house was located until after we'd moved in. The subsequent addition of the Waitrose in Twyford, outstanding catchment schools and cross-rail connectivity have only elevated that further. Twyford station is a mile away or in our case a 17 minute walk. Heathrow is a 25 min drive and Reading, the M4 and M40 are all easily accessible. Yet literally on the doorstep are footpaths across to the Thames and coffee shops at Wargrave (we all know people go for the cake not the coffee) Wargrave or across the field to Ruscombe woods and beyond."
