Pickwick, Corsham SN13

Description
Ref: JM0133 It's not often I am lost for words, but this property is everything I love about period buildings ! Believed to date back to the 1700's and originally up to 4 cottages that have been combined over time, from the front door right though to the garage roof, this property oozes character and charm. Opening the arched front door into the large and spacious sitting room, the first thing you notice is the beautiful stone fireplace with log burner, exposed stonework, original beams and stone mullion windows. A lovely large room which is partially open plan to a dining room which could also be a great sized study or reading room which is it's current use. To the right of the large sitting room is also another fabulous living room with another wonderful fireplace and large window to the front behind bespoke made secondary glazing. A stone wall flanked hall takes you through to a large, sympathetically fitted kitchen complete with large range cooker, space for a dishwasher, a wide variety of solid freestanding units and wood worktop over. Plenty of space for a good sized table allows this to be a fantastic eat in kitchen/breakfast room and double French doors open up onto the courtyard cottage garden. In addition there is a large utility/boot room which provides the space for a washing machine, large storage units and plenty of space for boots and coats. This room also opens out onto the outside space behind and is excellent for kicking off all the muddy boots after a long walk. Upstairs on the first floor is a large galleried landing giving access to 3 excellent double bedrooms and a beautiful 4 piece bathroom. In addition to the original beams, fireplaces and quirky ledges the rooms offer excellent sized rooms with plenty of space for wardrobes and storage. The 4 piece bathroom has to be one of the best i've seen fitted with a corner shower, modern freestanding double ended bath, basin and toilet and it still has room for a comfy chair ! Fitted in keeping with the age of the property but with a modern edge with built in storage and heated towel radiator. Tucked away at the end of the galleried landing is a narrow staircase taking you up to the expansive loft rooms above. Here you will find two large interconnecting loft rooms with wonderful exposed beams and rafters, quirky windows and tons of character. There are so many options for these rooms to include a large study /workspace for two, a gym or further bedrooms. Previously used as a bedroom, there is even a secret access hatch from the bedroom below to get a mattress and bed frame up here without negotiating the narrow staircase. Planning has been approved previously for an en suite in this attic space which could be re visited and potentially re instated. Outside to the rear is a separate stone building, believed to once have been the Laundry and has enjoyed various uses over the years including a commercial kitchen to a home brewery. Currently in usable condition, but needing some tlc, the potential is there with more work to create an annex or Airbnb option. The large courtyard garden is an absolute sun trap and is spilling over with cottage garden plants, a beautiful Wisteria winding across the wall and raised beds and hidden corners. There is even a gardeners loo in it's own little brick building! Part gravelled and part paved, this area wraps around the house back towards the front and underneath the garage area. Double doors to the front give access if you wanted to pull a car in off the road and a mezzanine level creates further storage. There is an electric charging port for a car and permission has also been given to run the cable over the path to any cars on street as well. This is another area offering excellent potential to create a further room, separate work area or even combining it with the original building subject to planning (previously obtained but now lapsed). Being Grade 2 listed there would be the expectation to keep everything in keeping with the character and age of this wonderful period home but who would want it any other way?

Pickwick is one of the oldest parts of Corsham and was the inspiration for Charles Dickens' novel The Pickwick Papers it is thought that he borrowed the name from Moses Pickwick, a coachman who was born in Pickwick who lived in the "Hare and Hounds" inn, and ran coaches between Bath and London. In fact even today the National express coach stop to London is just across the road. The Hare and Hounds still exists today and is just along the road from this property. In fact all amenities in and around Corsham are within walking distance. These include many excellent restaurants, independent shops and beautiful areas to walkincluding the Methuen park area with lake and the protected wildlife areas nearby off Middlewick lane. Corsham is situated approx. 7 miles from the Georgian city of Bath and is also close to Chippenham where you can pick up a mainline train to London in around an hour. Buses run every half hour to Bath and Chippenham and are easily picked up at stops nearby. The area is home to famous musicians with the local connection to Peter Gabriel's studio in Box, and a while ago in Pickwick you would have been neighbour to Camilla Parker-Bowles. With Peacocks strutting around the cobbled streets, you can see why the area is fast becoming one of the top areas to move into.

Agents note: Apart from the garage the parking is on street. As the property is listed the EPC is not required.
