2 bed Flat For Sale £675,000
Stuart Road, Nunhead SE15

Description
‘The Print House’ is a renovated and extended warehouse, dating back to the early C20th. The attractive building is rich in character (we love the original roof trusses, for example) and is located in a quiet yet well-connected Nunhead spot, very close to Peckham Rye Park and Common’s 113 acres.

This property therein is a long-leased high-ceilinged two double bedroom apartment set on the ground floor, with cool exposed-brick detail, underfloor heating, and quality engineered oak timber floors throughout, in a favourable position in the building - with own private walled garden (you have direct and street access).

The flat also boasts in-built smart technology; enjoy a helping hand with easy to use zoned heating and lighting, hot water and multi-room sound system - all from your smart phone! You can switch on the heating on your way home, and listen to music whilst relaxing in a hot bath.

You are within walking distance of three stations: Nunhead, Peckham Rye and Brockley; the latter two are on the London Overground network, and all are Fare Zone 2.

From the communal hall your own front door is off to the left. You open into a generous hall space with a neat coat closet to your left. In your hallway you’ll find the video door entry system and wireless alarm system (which texts your phone) and a large exposed brickwork feature.

Next on the left is the property’s bathroom. The sound system has even made it into here, alongside the contemporary white suite and large format grey wall tiles. You also have a heated towel rail, over bath shower and mirrored cabinets.

Next is the first of your bedrooms - this one’s over 12 feet by over 10 feet with with a bank of built-in wardrobes to the ceiling.

Next door’s the second double bedroom - again with built-in wardrobes. And you’ve got bespoke shelving too. Both rooms have huge industrial-style windows which face onto your garden space.

The reception room’s at the foot of the hall (over 17 feet by over 12 feet) - it’s open-plan to the slick white fitted kitchen - with brick-style mirrored wall tiles and solid wood counter. The current owner has also added custom shelving and a built-in table/bar. Double doors open at the other side of the room, onto the low-maintenance paved garden, which runs the length of the flat (35 feet) and gets lovely late rays.

The property is under a 10 year building warranty, and for added security, the building has communal CCTV feeds - great for monitoring deliveries and visitors.

Nunhead Station is a 15 minute walk from your door. Brockley and Peckham Rye are a little further but no bother. Many locals like to halve the walking-time to Peckham Rye Station with the assistance of a short 343 or P12 bus ride from the end of the road.

It’s also a popular neighbourhood for cyclists as you’ve a fairly flat route into the City. Being in Zone 2, you can be in town quickly.

Green space? You’re really close to Peckham Rye Park and Common - a wonderful place to exercise, relax and play - with its grassland, gardens, lake, cafe, outdoor gym and playgrounds. Nunhead Cemetery is also close - one of ‘The Magnificent Seven’ Victorian cemeteries in London - enjoy long walks here, whatever the season. For the green-fingered, the vast and popular Stuart Road allotments are just over the street.

One of the best pubs in south London is your local: The Ivy House (the first cooperatively owned pub in London with lots going on including a beer festival and numerous local activities). The Rye and The Waverley Arms are also strong locals with beer gardens that are popular in the warmer months. The Clockhouse and The Herne Tavern are also a cross-park stroll away, and Cafe on the Rye is cute, as is Cafe G.

Nunhead Lane is your local high street with solid, long-standing independent staples including Soper’s wet fish shop and Ayre’s bakery. More recent arrivals include Mother Superior and El Vermut bottle shops, Four Hundred Rabbits (posh pizza), and Goodcup for coffee. Peckham Bazaar - by Dr Harold Moody Park - is our favourite restaurant in probably the whole of London (a 15-20 minute walk).

Brockley's getting all gentrified and the cafes by the station have a lovely European vibe. We also like neighbourhood restaurants Parlez and The Orchard.

East Dulwich’s Lordship Lane, and Peckham’s Bellenden Road and Rye Lane are also close (20-25 mins walk) for more options, including Peckham Levels, The Bussey Building & Copeland Park complex, East Dulwich Picturehouse, and restaurants, bars, banks, independent shopping and cafes galore. On Bellenden Road, we love Review bookstore, Artusi, Flock and Herd, and Ganapati (the finest and most authentic Keralan cuisine).
