3 bed Flat For Sale £650,000
New Cross Road, New Cross SE14

Description
Who doesn’t love a mansion flat? This particularly-bright one (it's not overlooked by any other properties) has three sash-windowed double bedrooms, a huge bay-windowed reception room, loads of built-in storage, an independent kitchen, and both bath and shower rooms. It's been sensitively enhanced by the current owners - you’ll need not lift a paintbrush! Long leasehold (156 years remaining).

The pleasing penthouse pad - on the second floor of the smart red-brick Victorian building - measures in at a whopping 1149 square feet (that’s the size of your average Victorian house - you're looking at a lot of square feet for your dosh). And a generous communal garden completes matters; access to this is from your kitchen via metal stairs.

Within Telegraph Hill Conservation Area, and directly opposite Hatcham Conservation Area, ‘Fairlawn Mansions’ was built in the eighteen eighties by The Haberdashers’ Company (one of the Great Twelve Livery Companies with a long history closely connected to the development of the City of London).

Walk just four minutes to New Cross Gate Station for Overground and regular train services. Fare Zone 2. It’s just one stop to London Bridge.

In the main front door and take the stairs to the second floor (we love top floor flats = best for sound, warmth and security) and your own front door. Cross the hall for your massive reception room of over 20 feet by 14 feet, with perfect proportions for dinner parties, in a dreamy F&B hue. Welcome features here include a feature fireplace, alcove book-shelving, picture rail, ceiling rose and coving detail.

The largest bedroom is adjacent - it’s over 15 feet by over 13 feet, with a big south-facing sash window to leafy vistas.

Next along the hall you’ve got a neat windowed shower room, and next door the main slate-floored windowed bathroom. White contemporary sanitary ware graces both.

The kitchen is next on your left - smart white wall and base units sit on two walls, and these are teamed with wooden counters and cool hexagonal and rectangular wall tiles. A part-glazed back door opens onto fire-escape stairs with space for a bistro table and chairs, before you reach the massive shared mature garden. This is a really nice spot for lunch/ after work drinks; your neighbours are a friendly mix of young professionals, families and students.

The flat, it continues! Beyond the kitchen you’ve got two carpeted double bedrooms - of over 11 feet by over 10 feet, and over 13 feet each way, and with east-facing and south-facing sash windows.

For rail travel, you are close to two Fare Zone 2 stations which both offer Overground as well as regular services (nxg and Queens Road Peckham are yours in four and 10 minutes). Or take a short bus ride from New Cross or Old Kent Roads to Elephant & Castle tube and beyond. Gorgeous Greenwich and hip Deptford beckon in the other direction.

Your most local primary schools are Haberdashers' Aske's Hatcham Temple Grove, Kender, and Edmund Waller. And all have good nurseries, from 3 years.

Central New Cross has wonderful historical buildings (even Daniel Craig as James Bond has passed through, in 2012’s Skyfall), a Curzon cinema and contemporary art gallery: Goldsmiths Centre for Contemporary Art, plus an increasing number of pubs and eateries such as The Rosemary, The Rose Inn, Fat Slice, The New Cross House, The Telegraph at the Earl of Derby and The Amersham Arms.

The nearby area around qrp Station has a scene of its own now too - we love Kudu, Smokey Kudu, Peckham Cellars, Brickhouse Bakery and Mamma Dough.

Telegraph Hill's Lower Park is a short stroll and has a delightful Saturday market. Nunhead - with its high street village vibe - is close too: We like Ayres bakery and fc Soper wet fish shop, as well as El Vermut, Mother Superior, The Old Nun’s Head and Goodcup.

Peckham Rye Park and Common is fairly local too, as is Peckham's Rye Lane - for markets and high street shops, plus trendy bars and restaurants (like Forza Wine, Frank’s Cafe, Peckham Springs and The Coal Rooms). For the regular ‘big shop’, the big Sainsbury's that's just by New Cross Gate Station will serve you well, or it's a short drive to all the others. More shopping and social options are found in Brockley and Dulwich.
