House For Sale £900,000
Lower Bedfords Road, Romford RM1

Description
What we say at the Zoe Napier Group You would not believe that such a plot and property still existed in these parts – It's a real Gem set in a little bowl of open countryside yet so readily accessible for Collier Row, Romford, Havering and London. The incoming buyer will without doubt see the potential, not just for the house but for what might also be permissible within the grounds with no near neighbours.

What the owners say We have lived here all our married life (44 years) and our parents/in-laws lived here before that! We have been so happy here, always with horses, goats, chickens, and such like on the premises, whilst bringing up our two children. Its time for us to 'hang our boots up' and move to a smaller, more manageable property near one of our daughters. We do hope the new owners will love the house as much as we have.

History & Background The property is an historic farmhouse, originally black weatherboarded and recorded by Historic England to date back in part to the late 1700's (18th Century) with a later 20th Century west wing double store extension (circa 1977). The original core is believed to date back even earlier to 16th Century and is reported (unconfirmed) to have been used as a beer lodge by King Henry VIII. The external elevations are now white with yellow window frames and the house is approached from its original rear elevation – the original front elevation facing South East across the glorious valley.
The existing owner have a 58-year connection to the property, formerly their parents/in-laws' home and about 44 years ago it became the family home of the second and third generations – still enjoyed by the grandchildren (fourth generation) of the same family. The accommodation provides four first floor bedrooms and a family bathroom with four separate reception rooms, an additional ground floor bathroom and kitchen with two separate staircases.
Potential buyers are advised that the price has been set with due anticipation that a general overhaul of refurbishment works (in accordance with listed building policy) will be required by the incoming purchaser. Even so, it is still a happy and well presented home for immediate occupation. The grounds and outbuildings offer their own scope for replacement buildings with potential for equestrian facilities, a home office or even grounds with space from which to run a permissible business from home stp. Please see Agents Notes section for additional important information.

Setting & Location The name Bellevue means 'pretty view' and the location of this property is unequalled, being in a small, yet scenic bowl of undulating countryside within the London Borough of Havering between Collier Row, Romford, and Havering, whilst set in its own 1.85 acres with extensive frontage onto Lower Bedford's Road with countryside behind and almost opposite is Bedford's Park. This park, owned by The Wildlife Trust, offers over 200 acres of ancient woodland and park. It is home to a herd of Red Deer and further offers a fishing lake and visitors centre for scenic rural walks and a vantage point from which to overlook the East End of London. The Deer can often be seen from the property, with other wildlife inhabitants in the immediate vicinity.
The property itself stands well back from the road with a frontage spanning some 232m with surrounding acreage creating areas for grazing and larger expanses of lawn with various outbuildings including stabling, storage and a pole barn. There is already extensive parking and areas which could be further developed for additional parking, stp. Historically, our client has rented about 2.5 acres to the rear of the property. This is owned by Northumberland Water and agent managed.
