House For Sale £950,000
Brookbank Road, Ladywell SE13

Description
Really dishy three double bedroom period end of terrace house of 1450 square feet, near to Ladywell Conservation Area. The house has been carefully and sympathetically refurbished under its current ownership - with loads of great features; including custom-made storage, bespoke shutters and a wood-burning stove (in the front formal reception). Both the kitchen and bathroom are beautifully-appointed.

If you want more space and to do some work yourselves once-in - you’re in luck - as the house boasts brilliant side-return and loft extension potential (pp for side-return is in place and pp for loft is expected shortly). Parking is unrestricted on the street.

Brookbank Road is a residential one on nice high ground (think driving lesson territory), really close to Hilly Fields - yours in just two minutes, and to Ladywell, Lewisham and Brockley town centres. Walk to their respective high streets and stations in 10,11 and 15 minutes.

A neat and walled front garden (complete with bin store) and tiled path put on a pleasing welcome. In the smart front door - leaded lights here - and from the neat and high-ceilinged hall, your double reception rests to your right. The front room is over 14 feet by over 12 feet. The second reception - the natural dining room - is over 12 feet by over 11 feet, with double-glazed sliding doors onto the side-return area of the garden. Solid wood floors flow through both rooms.

At the end of the hall you access the handy cellar to your left, and the double-aspect eat-in kitchen is straight ahead - this is 20 feet by 10 feet. At the foot of this room you have a handy windowed downstairs w.c. The fitted kitchen is a timeless Shaker-style (in on-trend navy), teamed with stone counters, brick-style tiling, and a big ceramic Butler sink. The low-maintenance garden has modern-style timber fencing, and a generous paved area (perfect for al fresco dining) beyond the astro-turf.

Up to the half-landing and you’ve got a double bedroom of over 11 feet by over 10 feet to garden views, with pale grey carpet and walls. Adjacent is the delightful bathroom with traditional style sanitary ware and fittings including an over-bath shower, and ceramic brick-style tiling.

Up to the landing proper and you’ve got a fab built-in cupboard (great for linen and the like). The master bedroom takes the width of the terrace - it’s over 17 feet by over 14 feet. Deep built-in closets feature to each alcove, and you’ve got three shuttered windows. Lastly is the third double bedroom, of 13 feet by 11 feet.

We’ve mentioned your three closest stations (which cover you for regular, Overground and DLR journeys). You’re well-placed for buses as well - from Lewisham Way.

Your local high street area is in Ladywell. Here the offerings include a lovely deli (The Larder), a good butcher (Meat Jon) and a Mamma Dough (for great sourdough pizzas). Also local, Loampit Hill has a fair bit going on these days too; Middleton coffee shop is a good tip for fantastic local coffee, pastries and brunches, and check out Chicha (serving vibrant Peruvian street food) and Le 5 Terre (offering fresh homemade pasta and sauces), and don't miss Brockley Market - a foodie Saturday one held in Lewisham College's walled car park.

Brockley has nice independent restaurants such as The Orchard and l'Oculto Cocina and cool bars: Brickfields, Joyce, and Brockley Brewery of course - who deliver.

The Deptford High Street area including Deptford Market Yard is searingly-cool with bars, night spots, cafes, restaurants and breweries. We particularly rate Tila, Marcella, The Tapas Room, Isla Ray’s, Stockton and Villages.

Central New Cross is close, for Curzon cinema and contemporary art gallery within the Goldsmiths campus (both open to the public), plus a great variety of pubs; we like The Amersham Arms there opposite nx Station. Meze Mangal (further down Lewisham Way) serves up good value Turkish grub.

Central Lewisham’s handy for mall shopping and markets, plus Sparrow restaurant and The Model Market (summer-months street food heaven!). You’ve also got the best fish and chip shop in London (we think!).

Green space? Stroll to Hilly Fields in two minutes - there's a sweet cafe here and woods too, or walk around half an hour for Greenwich Royal Park. Ladywell Fields is also close.

Local schools include Prendergast Ladywell Primary and Secondary Schools, and Lewisham tlg Primary.
