House For Sale £700,000
Delafield Road, Charlton SE7

Description
"The first thing that attracted us to the house were the period features like the beautiful high ceilings and the spacious nature of the rooms which create a really light and airy feel.

This really shines through in the living room, master bedroom and extended kitchen/diner which has space for the whole family.

The south facing garden is a lovely sunny place to relax and for the children to play (as well as a great place to dry your washing!). The generous side return has become an unofficial second living room in the warmer months; a surprisingly private space with plenty of room for al fresco dining.

One thing that really took us by surprise about the house is just how useful having side access would be. It wasn't a feature available on many of the houses we looked at but it has proven invaluable as we get used to living more of our lives outside. Great for routine housework, it really came into its own when we undertook renovations to the kitchen and bathroom.

The excellent location was the other standout quality of the house. Transport links are brilliant - from this house you can actually get to London Bridge in 20 minutes - door to door! The buses to North Greenwich (Jubilee Line - underground) are regular which is handy for nights out and soaking up everything London has to offer. We've also recently discovered the Thames Clipper as a great alternative to the tube. In fact, the transport links and increasing number of local amenities are so good that we didn't own a car for the first 5 years of living here. Although now we do, we realise how easily accessed the A2, M25 and Blackwall Tunnel are!

As our family has grown, we've been pleasantly surprised by the number of parks and green spaces all within walking distance. For adventurous days, even Blackheath and Greenwich Park are reachable on foot; something we regularly do with the children. Charlton Village has an award winning green grocer and the Old Cottage Coffee Shop (both mainstays during lockdown) all served up against the backdrop of Charlton Park and the Jacobean house.

Maryon Wilson Animal Park, which adjoins Charlton Park, has a number of different animals including deer! In the other direction, the children love taking their bicycles along the Thames Path to see the Thames Barrier or up to the O2 to get the cable car over the river!

For those thinking of family, there are a number of excellent nurseries and primary schools nearby. Our own children have attended (and are still attending) outstanding nursery and primary schools which they are able to walk to. Likewise, the local community is very family oriented and we are lucky to have some lovely neighbours, many of whom have lived on the road for decades. A number of the families have similar aged children who we often meet in the playground after school or on the walk home.

We are relocating with work but would have been very happy to stay in Charlton. When we first moved to the house we found everything we needed to have fun and relax. Furthermore, it's been a great place to raise a family - suffice to say, we're not looking forward to telling the children we're moving!"

The sellers perfectly describe the amazing family living space and the ease of location that their home offers any buyer. It also offers the opportunity to complete the improvements the house could benefit from, and add the finishing touches to your personal taste. To add, look out for the amazing potential of the property: Standing in the garden you can spot the space available for a double loft conversion or a side return kitchen extension if desired.

Highly recommended!
