There are several well regarded primary and secondary schools in Totnes and Buckfastleigh, as well as the Independant South Devon Steiner School in Dartington.

Accommodation

On the market for the first time in 40 years this wonderful period home is thought to have originally been the farm house on a cider farm and probably dates back to the early 18th century. Laid out over two floors the original part of the property is constructed of solid stone under a slate roof (replaced in the 90’s). The house was extended in the late 1980’s providing further accommodation, or could be used as an annexe, giving the potential to house a dependant relative, or provide an income through letting or holiday letting. The property retains much charm and originality, but remarkably has escaped listing.

The entrance hall leads to the sitting and dining rooms, both of generous proportions, and both with lovely stone fire places with beams over and inset wood burning stoves. The sitting room is dual aspect with a lovely view over the garden and with a door giving access to a sunny south west facing garden terrace. The dining room has plenty of space for a large family dining table and leads through to the kitchen, with a study/home office off the dining room to the rear. The kitchen has a range of storage units leading to a peninsular with further storage. A wonderful old twin hotplate, two oven oil fired aga also provides background heat, there is space for a freestanding cooker, fridge and a breakfast table. Off the kitchen is a useful larder store, with a door to the rear, which in turn leads to the utility room with sink, WC and space for laundry machines.

Upstairs there is a particularly spacious master bedroom with a dual aspect giving views over the garden, and a range of fitted wardrobes, plus an en suite with corner bath and shower. There are five further bedrooms, one of which is a similar size to the master, which share two bathrooms.

The potential annexe is to the rear of the main house and could be laid out as a single en suite bedroom garden flat, or, if a dividing door was fitted on the first floor landing, as a three bedroom house over two floors, with a bathroom on the first floor. The ground floor reception space is light and bright and semi-open plan, with sitting room, dining area and kitchen. Access would be into the sitting room from the garden terrace. Internally there is access on the ground floor from the study, or by stairs from the first floor landing.

Outside

The entire plot is broadly level and extends to just under half an acre. A driveway with plenty of parking and turning space leads from the road to the barn and front door. The garden is to the south-west of the house and so gets plenty of sun. A large portion is laid to lawn interspersed with trees, shrubs and flower beds. To the side is a kitchen garden area with poly tunnel and green house. At the rear is a courtyard with access to two store rooms adjoining the rear of the house.

The large barn is constructed of stone under a corrugated metal roof and measures approximately 15.8x5.2m (52’x17’). It is thought to be older than the house, and the owners believe may originally have been a Devon longhouse. It is currently used for storage but, subject to planning, has potential to be converted in to garaging, a house or holiday let cottages.

Services

The property is connected to mains electricity. A private borehole supplies water with private drainage via septic tank. Oil fired central heating. Solar pv panels and solar hot water panels.
