House For Sale £1,750,000
Grove Hill Road, Camberwell SE5

Description
Handsome Victorian four double bed terraced house of 1826 square feet (excluding the studio, loft and cellar spaces), with both bath and shower rooms, and a well-established garden of over 40 feet. Permit-parking is available on-street for residents.

The house is delivered over three full original floors, and has been carefully looked after and much-improved during its current (long-term) ownership; for example a modern rear and side-return extension provides an impressive kitchen/dining room stretching over 18 feet - with folding doors opening onto the garden.

You’re pleasingly-positioned between three Fare Zone 2 stations: East Dulwich (nine minutes by foot), Peckham Rye and Denmark Hill (both 10 minutes). It’s a bit of a magic triangle in terms of connectivity! Buses are great from near here too.

This is one of the best Camberwell/Peckham Rye borderland tree-lined streets - on lovely high ground, right by Camberwell Grove Conservation Area, and Lettsom Gardens.

Reach the front door up a few front steps; the houses on the street follow an incline. High ceilings and a bright hall are a warm welcome. Set to your left, you’ve got two formal receptions (of over 14 feet by over 12 feet and 11 feet by over 10). Painted double doors - original to the house - divide or connect the spaces as the mood or need dictates. Both rooms have delightful coving and ceiling rose detail, and a custom-built alcove cupboard apiece. The front room has a big bay window and a beautiful marble fireplace with wood-burning stove.

Beyond the second reception you can access the large and lovely kitchen/dining room at the rear of the house. This has a tiled floor (with under floor heating), smart fitted kitchen units with wooden counters, colourful hand-painted ceramic tiling, and integrated appliances - which are included in the sale. The former wide side-return space has three skylight windows; making it a natural area to dine or graze day or evening, and giving good light to the second reception too.

Wall-spanning folding doors deliver you to the paved area of the garden. Take a few steps here up to a healthy lawn space with well-stocked borders. At the foot of the garden is a pizza oven (yes!) and a handy garden studio/home office - complete with power and a double-glazed hardwood patio door (which once belonged to the house). It's currently enjoyed as a pottery studio.

The rear room is also accessed from the hall - where you’ll also find stairs to the handy cellar plus an underfloor heated guest w.c. (which is also cleverly a wet room). The basement space has been tanked, and has easy plumbing access to the drains.

Up to the first floor and set to the rear of the house, with garden views, you’ve got a large double-aspect double bedroom, of over 19 feet by over 10 feet. It has a pale carpet and skylight windows, and built-in bookshelves as well.

From the main landing you have an oversized bathroom with underfloor heating (in addition to the central heating), white suite, and both bath and independent shower. Storage is very well covered, with fixed wall and under-basin cupboards.

To the front of the house - taking the width of it - you’ve got a second double bedroom of over 16 feet by over 14 feet. Wooden floors and another marble fire surround plus big bay window impress (you also have another sash window).

Up to the second floor and you’ve got two further double bedrooms, with painted wooden floors, set to front and rear. These are over 18 feet by over 12 feet and over 11 feet by nearly 12. The front bedroom has incredible (and incredibly-green) far-reaching views south from its triple sashes - you’ll find it hard to leave! A neat shower room completes the floor, and indeed your tour.

Access the loft space from the landing - an obvious conversion project should you want more square feet in the future; next door’s loft conversion can be seen from the garden for inspiration. The attic is well-insulated with a suspended floor (can bear heavy load).

You’re mere steps from Camberwell Grove Conservation Area here; with its beautiful Georgian, Edwardian and Victorian architecture. And London Bridge, London Victoria, Clapham Junction, Kings Cross St Pancras and Canary Wharf - via Canada Water - are all quickly reached, with multiple transport options close by.

Your local social hubs include Bellenden Road and Rye Lane (check out Artusi, Ganapati and The Begging Bowl on br, and Peckham Levels, Forza Wine and The Bussey Building on rl), Camberwell Church Street (in central Camberwell we like Theo's, Momo, The Camberwell Arms and The Hermits Cave) and Lordship Lane (for Terroirs and Franklins, among other treats!).

For beans, washing powder and suchlike, a large Sainsbury’s store is local on Dog Kennel Hill, or nip down to the new M&S Food Hall.
The Hill Bakery serves delicious fresh loaves on nearby Grove Lane, where you'll also find The Crooked Well – both pub and restaurant.
The South London Gallery is a short stroll away and Camberwell leisure centre at the foot of Camberwell Grove on Artichoke Place has a good range of classes plus gym and swimming. Also at the foot of Camberwell Grove is Butterfly Tennis Club, and Zen Yoga studio next door.

Lettsom Gardens is a top local secret space with woodland and allotments (get your key for a nominal yearly fee). Access it from a gate just over the road. Local larger Victorian parks include Ruskin Park, Warwick Gardens and Peckham Rye Park and Common's 113 acres.

The local school options are excellent and include Lyndhurst, The Belham and Dog Kennel Hill primaries. The Villa Nursery & Pre-Preparatory School is also close on Lyndhurst Grove, and the Dulwich independent schools are a short drive.
