Pitstone Green Cottages, Pitstone, Leighton Buzzard, Beds LU7

Description
You’d be forgiven for not knowing this Grade ll listed, 17th Century cottage exists as it hides behind hedges and trees at the end of a no-through road. This is just one of the many charms that have kept the current owners here for 36 years.

Why buy this home?

As you leave the car in one of the three available spaces at the front of the property, you descend a few steps and are greeted by a garden that sets the tone for the cottage perfectly. The raised sleeper beds filled with mature flowers and plants attract local wildlife and the hedges and trees that enclose the front give the home a real sense of privacy. The front garden has space for a table and chairs on a graveled area, ensuring you can enjoy the sunshine when it is at the front of the home.

Entering the cottage into the lounge, the captivating character features can be seen straight away with beautiful, exposed beams throughout the room and a large inglenook fireplace which provides a cosy spot to relax after a long day’s work. The inglenook includes what is believed to be an old bread oven adding another piece of history to the property. The lounge has eye level windows to the front and rear and more than enough room for two sofas and a chair.

Following on from the lounge is a dining area where you can fit a six-seater table. If you are entertaining friends or family, this is the ideal place to enjoy a meal under more exposed beams.

The lobby has a quarry tiled floor and the stairs to the first floor are accessed from here. There is a door that leads out to the rear garden and a stable door leading to the kitchen. Both doors to the kitchen and rear garden are accessed by a step up from the lobby.

The kitchen is in the first extension of the cottage and was completed at some point in the 1970s. Although a relatively new addition to the property, the kitchen compliments the building perfectly as it has a cottage feel. It has plenty of units and worktop space and has some characterful additions including more beams and the oven being housed in an old chimney breast. The kitchen has an under-counter fridge, and a dishwasher and space for a table - the perfect spot to catch up with friends over a cup of tea and slice of cake. Dual aspect windows light the room and there is a loft with a small access hatch.

Continuing through the kitchen you enter what is the second extension, completed in the 1980s. Wooden flooring in the hall leads you to two of the bedrooms, a study, a workshop, and a utility room. The first of the bedrooms is currently used as a guest room but would be ideal for an older child craving some independence. This bedroom has a set of patio doors leading directly out to the rear garden.

Opposite the guest room is the office which has a desk where you can comfortably fit two computers if more than one person is working from home. The property has two phone lines installed ensuring that a lack of Wi-Fi will never be an issue.

The second bedroom on the ground floor is a single bedroom and is a perfect space for friends or family to stay when visiting.

The addition of a contemporary, wet room on the ground floor offers flexible accommodation should the new owner want to live on one level. The wet room has the choice of a power shower or a raindrop shower, wash hand basin with vanity unit, W/C and a heated towel rail.

The downstairs accommodation is completed by a workshop and a utility room. The utility room has space for a washing machine, tumble dryer and additional fridge or freezer and there is a loft providing additional storage. The gas boiler is also housed here. Both the utility and the workshop lead directly out into the rear garden.

Upstairs, and back into the original part of the cottage, the charm continues. At the top of the stairs there is a small landing from where the accommodation is accessed. The bathroom is fitted with a bath with a shower attachment, wash hand basin with a vanity unit under it, and a W/C. The restricted head height and imperfect plaster only enhances the character throughout the home.

The second bedroom is a comfortable size with enough space for a double bed and storage units. This room would make an ideal nursery if required as it is next to the main bedroom.

Across the landing is the main bedroom with vaulted ceilings. The chimney breast with feature fireplace is undoubtedly the star of the show and painted, original brickwork makes this room a pleasure to wake up in. The room is spacious, allowing you to lay out your furniture in a way that suits you, and has windows to the front and back.

The rear garden is a fantastic size for children to play in and has been cleverly thought out to ensure that you can enjoy the sunshine wherever you are positioned. There are mature hedge and shrub borders, with a raised flower bed making the perfect place to grow vegetables should the new owner desire. The garden has two separate patio areas for your choice of socialising or al fresco dining and hedges to the rear make it completely private.

This is a fantastic opportunity to purchase a little piece of history and ensure that it remains a key feature of the village.

More about the location...

Pitstone is a village and civil parish in the Aylesbury Vale district of Buckinghamshire, England. It is at the foot of the central range of the Chiltern Hills, centred 6 miles east of Aylesbury and 5 miles south of Leighton Buzzard. It directly adjoins the village of Ivinghoe, and the two villages share some facilities. Tring and Cheddington train stations are both accessible by car in under ten minutes and both offer direct trains into London Euston. If travelling anywhere by vehicle, the M25 is approximately 20 minutes away via the A41 and Milton Keynes, Hemel Hempstead and Aylesbury are also easily reachable by road.

Although Pitstone is a village, it is far from a sleepy one and there is lots going on. The Pitstone Memorial Hall is the heart of the community and holds many social events including – fitness groups, dance groups, Brownies, baby and toddler groups and a film club which shows films on the hall’s big screen. Films are usually shown on the first Friday of every month and are advertised on the village website. The village itself has a doctor’s surgery, a well-stocked village shop and a choice of takeaways including pizza, Chinese, Indian and Turkish. In neighbouring Ivinghoe you will find The Rose & Crown, which is believed be Pitstone and Ivinghoe’s longest surviving business and has been a public house since 1699. It serves a selection of guest ales, fresh food made from scratch and offers a takeaway fish and chips service. If you are celebrating a special occasion, also in Ivinghoe and specialising in à la carte food is the Kings Head which is an ivy-clad fine dining restaurant in a 16th-century building with log fires and antique furniture. On the very edge of Ivinghoe just before you enter Pitstone you will find Brookmead School which is a primary school for children aged 4 – 11 with a recent Ofsted rating of good.

Due to its location in the Chiltern Hills, there are some truly picturesque walks on your doorstep. This includes exploring the stunning Ashridge Park Estate which is full of ancient trees, rolling chalk downlands and lush meadows in an area of outstanding natural beauty. A favourite walk here is from the car park to the Ivinghoe Beacon, this allows you to get a feel for the beauty of the estate and take in the great views from the Beacon at the same time. If you would prefer flatter walks then the Grand Union Canal is just a short distance away where you can take a gentle stroll to Tring to the south or Leighton Buzzard to the north.

If you enjoy watching or participating in local sports then Ivinghoe and Pitstone United Cricket Club play their home matches on the recreation ground in Pitstone. The team plays in the Mid Bucks Cricket League on Saturdays, friendly matches on Sundays and mid-week evening knock-outs. The cricket clubs offers both senior and junior teams with coaching sessions available every Friday.

Pitstone & Ivinghoe Football Club are members of the Spartan South Midlands League Division Two and like the cricket team, play their home games at the recreation ground.

A Rural Life Museum with many exhibits relating to farming, country life, trades and professions within a 25-mile radius of Pitstone makes for an educational, family day out. It has many interesting exhibits, but the highlight is undoubtedly the wwii military aviation room with a full-size reconstruction of a section of a wartime Avro Lancaster Bomber.

Another day of family fun is provided by Grove Farm which is just on the outskirts of Pitstone. This is a farm covering 80 acres with over 30 different fruits and vegetables and from June through to October enables you to select your produce fresh from the field, in season, at its best!
