The Tour

Satish Jassal has made wonderful use of a former garden plot to create this truly unique home. The house presents an impressive elevation to the street; two wings rise high above the existing garden wall. These are formed of red West Hoathly bricks, clad in solid oak and with a beautiful section of glazing in between. Solid oak gates within the wall provide access to the house itself via a steel staircase, which leads down to the ground floor.

It is from this staircase that the intricacy of the interior configuration becomes apparent. Brickwork stretches down to a peaceful patio garden below, with mature potted plants adding wonderful accents of green. The staircase leads down to the kitchen, a space beautifully in keeping with the overall palette of brick, oak, steel and concrete. Solid oak floorboards run underfoot, while the kitchen itself features black composite worktops, integrated appliances, bespoke oak units and a breakfast bar. The kitchen opens out to a large dining room, with exposed brick walls and full-height, glazed doors which open directly onto the terrace.

A handmade steel staircase with open-tread glass steps descends to the lower level sleeping quarters. Black steel balustrades allow light to flow all the way down from the top floor of the house. Three double bedrooms can be found on this floor; the main bedroom has a beautiful en suite shower room, large built-in wardrobes and glazed doors leading out the courtyard garden. Two further double bedrooms are positioned on the other side of the central staircase. They both have built-in wardrobes and glazed doors that open onto the courtyard. There is also a family bathroom, finished in micro cement and polished plaster, with a bath, mirrored cabinets and heated towel rail.

The top floor of the house is arguably the most impressive space. Exposed concrete ceilings frame a wonderfully intricate series of interlocking oak panels, creating intimacy and warmth, as well as making a clever play on a ‘chandelier’ structure beneath one of the top floor’s two skylights. Large, oak-framed windows allow light to pour in; these are complemented by oak ventilation panels that can be easily opened. Designed as a flexible, open-plan space, this floor could be configured in a number of ways; the current owners have created a cosy living room on one side of the central staircase, while a study is positioned opposite.

Outdoor Space

The private terrace is accessed via the dining room. This is a beautifully secluded space, perfect for alfresco dining, morning coffees or early evening drinks. It is hidden behind the former garden wall, making it incredibly peaceful and allowing for beautiful treetop views. A glass porch offers cover from the weather while also allowing in plenty of natural light.

The lower ground floor courtyard is a similarly private space, offering a wonderful extension to the bedrooms, which all have access via glazed doors. There are planters situated beneath the glass treads of the external staircase and a beautiful mature palm to one side, adding a shot of vibrant green to the brickwork surroundings.

The Area

Bermondsey Street has become one of London’s most desirable areas in recent years. A hub for the fashion, culinary and creative industries, Bermondsey Street is home to the White Cube gallery, Casse-Croûte, Comptoir Gourmand, The Giddy Grocer, The Watch House, José and Pizzaro, as well as numerous other cafes, bars and restaurants. Maltby Street, a 15-minute walk from Balaclava Road, is home to an excellent weekly food market, as well as 40 Maltby Street and the natural wine importer Gergovie Wines.

Many of London’s most illustrious cultural institutions including Tate Modern, the Southbank Centre and Shakespeare’s Globe Theatre are a short walk from the house. Borough Market is also within walking distance and houses some of London’s finest traders of fruit, vegetables and fresh produce; Monmouth Coffee, The Ginger Pig, Brindisa and Flor are all local favourites.

Bermondsey Street station (Jubilee Line) is around 15 minutes walk from the house. Several bus routes run quick services into the City.
