Location and directions


The Property is located on the eastern side of Loch Ness in Inverness-shire, two miles north of the small village of Errogie. Leaving the A9 south of Daviot (signposted for Fort Augustus), follow the B851 for 13 miles, passing through the village of Farr until the B862 junction. Turn right onto the B862 towards Torness and follow for two miles then turn left onto the U1088 minor public road (signposted for Leadclune). Follow the U1088 for approximately two miles until arriving at the Property. This road is designated as a Consultation Route for timber haulage and has been regularly used for the extraction of timber from Balnabeeran and nearby forests. The nearest post code is IV2 6TZ and the entrance can be found at Grid Reference nh 562 248.

The short section of forest road between the public road and forest boundary is in third party ownership (a-b on the Sale Plan) and Balnabeeran Forest has a right of access over this.
The padlock code to the entrance gate can be obtained from the Selling Agents on request.

Internally, the Property benefits from a proven forest road extending to approximately 1,100m, leading west-east through the property and capable of serving timber extraction from the entire forest.
Description


Ranging from approximately 225m to 311m above sea level, Balnabeeran Forest is generally moderately sloping and easily workable by standard forestry harvesting machinery. The conifer stocked area accounts for 84%.
Sporting

Sporting rights are presently let on an annual basis. Red, Roe and Sika deer are present on the Property, providing challenging stalking opportunities.

Mineral rights are included except as reserved by Statute or in terms of the title.
Boundaries


The stock fenced boundary marked c-d is the sole responsibility of the forest owner, with maintenance to a stockproof standard, if required. The owner has no responsibility for the fence line d-e. All other boundary fences adjoining neighbouring proprietors’ land are shared to a stock-proof standard, with each party having the right to make deer proof.
Third-party rights and burdens


The Property will be sold subject to and with the benefit of all servitude rights, burdens, reservations and any other third-party rights howsoever constituted.

There is a Servitude benefitting the North of Scotland Electricity Board, and its successors, along the overhead electricity line to the western boundary, shown as a dotted black line on the Sale Plan.
