Location

Situated in scenic countryside designated an area of ‘Outstanding Natural Beauty’, the small village of Lower Basildon lies approximately midway between Pangbourne and Streatley-on-Thames, lying at the foot of the Berkshire Downlands overlooking the Thames Valley and across to the Chilterns on the Oxfordshire side of the river. On the edge of Lower Basildon stands the historic Basildon House, now owned by the National Trust and open to the public as is Beale Park, which extends along the banks of the river where can be seen many exotic varieties of animals and birds as well as a miniature railway. Near the river off Church Lane is the historic 13th century Parish Church of St Bartholomew and there is a petrol filling station with a convenience store.

Comprehensive everyday amenities and facilities including shops, health centres, libraries and excellent primary schools are available at Goring-on-Thames and Pangbourne, with both villages also having main line railway stations providing fast commuter services to Reading and up to London (Paddington in well under an hour). Road communications are also excellent for the major surrounding centres and with the M4 and M40 motorways both easily accessible. In addition to having well revered local state primary and secondary schooling, the area is also extremely well served by an excellent range of private schooling, of particular note; Cranford House School, The Oratory Preparatory School, Moulsford Preparatory School, St Andrews Preparatory School, The Oratory School, Pangbourne College, Brockhurst & Marlston House, Downe House, Rupert House School, Shiplake College, The Abbey School, Bradfield College, The Manor Preparatory School, Abingdon School, Abingdon Preparatory School, Radley College, and St Helen & St Katharine.

Crossrail services have commenced from Reading, which together with the electrifying of the line will significantly improve travelling times to central London destinations.
Local history

Basildon Park was created by the Viscount Fane in the early 1700’s who amalgamated adjoining lands and woodland aided by the Enclosures Act of the 1740’s and altogether the Estate originally comprised over 2000 acres.

Jethro Tull 1674-1741, who is buried at the 13th Century St Bartholomew Church in Lower Basildon was largely responsible for the Agrarian Revolution advocating a new system of farming in a larger scale thus causing the demise of the smallholder farmer and the free use of Common Land.

The present Basildon House was designed for Sir Francis Sykes who commissioned the well-known Architect of the period John Carr to build a Palladian style mansion and work started in 1777 and completed in 1783. In 1977 Lord and Lady Iliffe donated Basildon House to the National Trust for the benefit of the nation.
Property description

Occupying a private and mature, yet elevated position within the original walled Basildon House Estate on the north-east corner of the Park, The Barn House has a commanding position with awe-inspiring far-reaching views afforded across the Thames Valley.

A most striking brand-new residence, traditionally built by revered builder, John Wakefield, great care has been taken in designing the home, with the most respected architect, Steven Chamberlain having been appointed the commission, with classical architectural notes reminiscent of Palladianism evident throughout.

The new main residence is quite special, classical in design externally and internally, affording a pleasing collaboration of open plan living with that of a rather more classical theme. Most impressive, from the moment one walks through the columned entrance in to the grand galleried reception hall, you are met with a desire to explore and engage with each aspect of the home, wholly appreciating the quality of design and fixtures and fittings evident throughout the property.

Resting proudly in approximately 3 acres of private and mature gardens and grounds, the Grade II listed Basildon House Estate wraps its way around the property of 3 sides, with parkland to the rear. The gardens and grounds are quite stunning, providing a landscaped park-like setting, with great privacy and seclusion, and are laid mainly to lawn, with an extensive variety of trees, shrubs, and hedging providing diversity throughout the seasons.

Two separate entrances afford access to the property, one to the North and one to the West, with the Western access privately approaching the main residence through tall brick piers with grand wrought iron electrically controlled gates opening through on to the winding driveway which opens on to a grand courtyard with low lying stone wall which runs across the house itself and towards the attached garaging, whist to the North, the private access driveway duly runs to the main residence, but also peels off to one side leading its way along the Eastern boundary of the property, to the cottages and also the separate garaging at the rear of the main residence.

From the very Northern boundary, there is an original Bothy, resting on saddle stones, with views back towards the main house. Crossing over the winding driveway from the Bothy, there is a most intriguing stone laid pathway which once through the wrought iron gate follows a datum line through the middle of the gardens and house itself, and then on to the main rear garden terrace, where it meets an ornate stone obelisk.

The stone laid garden terrace wraps its way across the back and sides of the main residence, flanked by a low-lying brick wall with wrought iron railing to one side, which affords a sheltered aspect from which to look back over the rear gardens and grounds, and is attractively landscaped with numerous areas of interest, including a spacious pergola and interspersed herbaceous planting. French doors from 4 main reception rooms open out from the house itself, affording seamless inside outside living, and most delightful ‘Al Fresco’ dining and entertaining.

Tucked away behind the main residence, attractively screened with mature planting, the very rear of the drive and forecourt leads to two detached garages, one a single garage, and one a triple sized garage with workshop space to one side.

The two separate cottages, Gardeners Cottage and The Annexe, lie on the Eastern boundary of the property, adjoining the original Basildon House Estate orchard wall, which was originally utilised to warm the green houses on the other side of the wall. The cottages are laid to private gardens with their own approaches, sitting in approximately 0.30 of an acre, and serve as two separate residences, with one extending to approximately 656 sq ft internally, and the other approximately 473 sq ft internally. Serving ideally as additional accommodation the main house for family or staff, they can also be let out on a residential basis to provide income.

(The main residence, bothy, and extensive garaging, set in approximately 2.7 acres, which extend to approximately 6,975 sq ft, are available for sale without the 2 cottages, if so desired.)

Quite something special, and most rare to the market, The Barn House is a simply stunning residence in a most delightful setting, and must be viewed to be fully appreciated.
