House For Sale £450,000
Beverley Way, Trumpington, Cambridge CB2

Description
Beverley Way is a minor road, carrying little through traffic and is conveniently set right at the centre of Trumpington just off the High Street and a short walk from its shops and Fawcett Primary School.

The house is about 92 sqm / 995 sqft making it usefully larger than many modern 3 bedroom houses, which is most apparent in the size of the main sitting room and the third bedroom.

On the ground floor, there is a hallway with wooden floor, a cloakroom / WC, a fitted kitchen with built-in oven, hob and extractor and a large, bright, rear facing sitting room with wooden flooring and two pairs of Kloeber triple-glazed bi-folding doors opening onto the south facing garden. The first floor has a fantastic landing with a high vaulted ceiling with electrically opening Velux window and there are three bedrooms plus a good size bathroom.

The rear garden faces due south and has an overall size of about 7.5 m x 7 m (26 ft x 20 ft). The rear half is occupied by an outstanding garden studio with an internal size of about 4.29 x 3.56m (14ft x 11 ft 6 in) that is clad in larch, insulated, heated and decorated inside with a wooden floor. It too has bi-folding doors that face back to the house creating a wonderful, intimately enclosed central decking area that beautifully links together the main house and studio.

There is rear pedestrian access at the bottom of the garden.

Trumpington is a thriving, fast growing part of the city that still manages to retain its village identity and sense of community. It is exceptionally well located for access into the Addenbrooke's campus, out to the M11 and into the city by car, bus, guided bus or one of a few purpose-built cycle routes.

The city's mainline station can be easily reached along the guided busway cycleway without having to mix with car traffic at all. Another new railway station, Cambridge South has been proposed and is expected to be nearby Addenbrooke's Hospital and the Biomedical Campus.

The area has three primary schools and a state-of-the-art secondary school built in 2016 with excellent sporting facilities. Many of the city's finest private schools are within easy cycling distance. There are also various restaurants, pubs, shops, a post office, barber, gp surgery, pharmacy, library and community centre. There is a major Waitrose supermarket and a Sainsbury's local.

Trumpington Meadows nature reserve links Trumpington through to Byron's Pool, Grantchester and the aforementioned Hobson's Park Bird Reserve between Trumpington and the Addenbrooke's campus. The dna Pathway gives access to Great Shelford and the Nine Wells nature reserve whilst various bridleways and footpaths lead immediately out into the countryside towards Harston, Haslingfield, Barton and Grantchester.
