House For Sale £675,000
Holmlea Bungalow, Kennington, Ashford TN24

Description
Originally an old barn on the local fruit farm the property was converted in the early 1960s to a Farm Manager's dwelling. In recent years the property has been completely renovated retaining many of the original country barn features, yet it has sympathetically drawn in the contemporary and modern in a seamless and tasteful way.

As soon as you walk into the property you will be amazed at the quality and delight at the finish of this beautifully presented home, everything is finished to a high standard, and a property on one level and of this calibre is hard to find.

Enter the front door and lobby, with its red tiled floor, just right for shoes and coats, and enter into a vast open plan area where immediately you will be impressed by the light and airy accommodation due to the many windows and high ceilings. This is open plan living at its best.

Firstly, take in the kitchen area which has a central bar area with storage under and a great sociable coffee stop with room for four stools. The kitchen is a Savina kitchen with cream porcelain gloss finish cupboards and worksurfaces are Quartz with flecks of shell. There is a Miele double oven with combi microwave and the flooring is engineered oak.

There is plenty of room for a large dining table within the living area which also has double doors from the kitchen area leading to the garden. There is an impressive feature log burning stove, plenty of space for seating in this area, an abundance of original beams in the ceiling and windowsills which have been made from bespoke oak.

There are three double bedrooms. The main bedroom currently has a super king size bed in and is faced towards the double doors so you can easily take advantage of a garden view and a small area to enjoy an al fresco morning coffee. This bedroom has an en suite bathroom with tiled walls, a bath and wall mounted waterfall shower and patterned tiled floors. The main bathroom has tiled floors and a large digital shower and also houses the utility airing cupboard/area with washing machine. Another bedroom leads off the kitchen area, double in size and with double doors leading to the main lawned area of the garden and with deep fitted Bond and Wilkes wardrobes

The third bedroom is a large guest suite or multi-functional room, with its own access, an ensuite shower and a small private courtyard. The room is currently furnished with a table and chairs set overlooking the fields beyond and would also make a fantastic home office being light and airy. There is also a sofa and large bed so would offer privacy for any guests and would be ideal for an elderly parent or Airbnb possibilities. The owner currently uses it as a yoga area, and due to the amount of light and space would make a great studio/hobby room.

Outside the delightful garden is pretty and fully enclosed it has been landscaped to make the most of all the available space. A large patio area with Bradstone slabs has room for a large table and chairs, and with the walled area gives a distinctive Mediterranean vibe as well as a feeling of privacy. A pathway leads to a lawn area and borders with plenty of mature plants. And shrubs, a greenhouse and shed. The garden is partly walled and boarded by mature rose bushes.

Directly outside the property is a parking area which belongs to the property, there is also a large communal area for visitor parking where you can also appreciate the views across the field and beyond to the Wye Crown. To the rear of the property are steps to the main road, but the owner doesn't use these and they are currently blocked off.

This property is so well positioned to access so many places within the vicinity. On the doorstep are plenty of footpaths and walks and nearby is The Ridge, a great place for a doggy playing area, but also good for little ones with a play park and open space, as well as a social area for football and tennis.
