Situation

Berwick upon Tweed stands midway between Edinburgh and Newcastle upon Tyne in north Northumberland on the east coast with the Scottish Border being approximately 2 miles to the north. The town (population approximately 14,000) remains a traditional market town and also has some notable architectural features, in particular its medieval town walls, Georgian town hall, Elizabeth ramparts and Britain’s earliest barrack buildings. Berwick also has a comprehensive range of shopping facilities and a wealth of leisure and recreational opportunities with a modern theatre and arts centre (The Maltings) and sports centre (The Swan Centre).

For more than 400 years the area was central to the historic Border Wars between the Kingdoms of Scotland and England and several times possession of the town changed hands between the two kingdoms. This rich and colourful history is illustrated by the coastal castles at Holy Island, Bamburgh and Dunstable and many other priories and abbeys which stretch from the mouth of the river along the Tweed Valley. The east coast is famous for its magnificent sandy beaches and steepling cliffs and offers sailing, sea fishing and first class diving for the enthusiast. The coastline also provides rich wildlife and birdlife which proves popular with enthusiasts travelling to the area to view. The area has a number of excellent golf links and inland courses including those at Berwick, Goswick, Eyemouth, The Hirsel and Dunbar. The River Tweed and its tributaries are world famous for salmon fishing whilst there are several local riding schools and numerous local countryside walks.

Transport links are excellent with the A1 being on the edge of the town, one of the main arterial routes between England and Scotland. The town has a mainline railway station which provides regular services to Edinburgh (40 minutes), Newcastle (40 minutes) and London (3½ hours).

The site The site extends to approximately 1.02 acres (0.45 hectares) and is a waterfront property which commands exceptional views over the River Tweed and its estuary particularly to the south and southwest but also to the west and north. The Shoregate site was developed from around 1750, initially as a series of jetties and quays which appear to have been built off the town wall and led into the estuary. The area was ultimately reclaimed so by the mid-19th century the site had been built up to such a level as to enable it to house the Berwick shipyard and associated businesses and offices as well as a slipway which eventually closed in 1979. Most of the remaining buildings were demolished in or around the turn of the century and at the same time the riverside wall itself was refurbished. There has been little commercial usage on the site over the last 30 years and as a brownfield waterfront site is ripe for redevelopment.

The site subject to planning consent has the potential for numerous uses including residential, commercial or leisure. The site could form part of a redevelopment of the quayside of which there is considerable support for.

The site includes two buildings with The Customs Watch House situated at the south end of the property. Around 2005-2007 an architectural practice worked with Berwick Borough Council and other relevant authorities, statutory undertakers and privatised utilities in order to facilitate development of the site. Various different designs and layouts were prepared and these focussed principally on the construction of town houses and apartments with, in some instances, a restaurant and limited amount of workspace. This has been put on hold for various reasons in recent years.
