3 bed Flat For Sale £995,000
Tyrwhitt Road, Brockley SE4

Description
Big and beautiful three bedroom maisonette of 1515 square feet (not a typo - it’s massive!), with a private part-walled west-facing garden of circa 50 feet, a Freehold-share, a loft room, a utility room, and its own front door.

Taking the upper floors - with your entrance at raised ground floor level - it’s one of just two homes within a tall Victorian townie on one of Brockley Conservation Area’s principal streets; the top part of which connects with gorgeous Hilly Fields.

Parking is currently unrestricted on this and neighbouring streets. Walk just a few minutes to St Johns Station (eight minutes to London Bridge), and 15 to Brockley Station (with Overground in addition to regular rail services). And Brockley Market - a fabulous foodie one which runs on Saturdays 10am-2pm - is but a three minute walk from your door.

Your front door is up a few steps at raised ground level. The wide original front door is a pleasingly-grand welcome to the high-celinged hall - which has plenty of space for coats, shoes, bicycles etc.

Follow the hall down and you reach a handy utility room (complete with pocket door to a neat windowed guest w.c.); from here the back door provides the route out to your dreamy, mature, pro-landscaped garden. The wisteria here over the natural al fresco dining area is amazing! The garden is surrounded by more gardens - giving you a great sense of space.

Up to the first floor and to the front of the building you have a really spacious pale-carpeted reception room of over 19 feet by over 12 feet. A central fireplace (with marble surround) and custom-made alcove bookshelves further impress. Two sash windows deliver delightful leafy vistas.

Adjacent is the wooden-floored eat-in kitchen - of over 13 feet by over 12 feet - with modern fitted units to three walls (loads of space for all your kitchen bits and food supplies) and a large west-facing sash window.

Up to the second floor and you’ve got two double bedrooms (of over 12 feet by over 10 feet, and over 12 feet by over 11 feet) and a large single bedroom (of over 10 feet by over 7 feet) - all with stripped floors - plus the property’s bathroom, which has ceramic wall-tiles and traditional-style sanitary ware and fittings; including an over-bath shower.

Up proper stairs to the third floor and you’ll find a useful loft room (developed under the property’s current ownership) with two skylight windows. Utilise this bonus room for work or hobbies, or as a fourth bedroom - you decide! Generous and easily-accessible eaves storage is up here too.

We’ve mentioned your two closest stations. It’s also an easy walk to New Cross, Lewisham and Deptford DLR stations. You’re well-placed for buses as well - with Lewisham Way at the foot of the street.

This is such a pretty, leafy, well-connected spot. You have a Brockley postcode (SE4) but you’re close to SE8, SE14 and SE13: You can enjoy all four therefore.

The Talbot pub is a nice local. Middleton coffee shop is a good tip for fantastic coffee, pastries and brunches, and do check out Chicha (serving vibrant Peruvian street food) and Le 5 Terre (offering fresh homemade pasta and sauces).

Brockley has strong independent restaurants such as The Orchard and l'Oculto Cocina and cool cocktail bars: Brickfields, Joyce, and you’ve got Brockley Brewery of course.

The Deptford High Street area - including Deptford Market Yard - is searingly-trendy these days, with bars, night spots, cafes, restaurants and breweries. We particularly rate Marcella, the Tapas Room, Isla Ray’s, Stockton and Villages. Deli X is great for fresh loaves, coffee and posh deli things.

Central New Cross is close, with Curzon cinema and contemporary art gallery within the Goldsmiths campus (both open to the public), plus a great variety of pubs; we like The Amersham Arms there opposite nx Station. Meze Mangal (further down Lewisham Way) serves up good value Turkish grub.

Central Lewisham’s handy (just over half a mile) for mall shopping and markets, plus Sparrow restaurant and The Model Market (street food heaven!).

Green space? Stroll to Hilly Fields in seven minutes, or walk about half an hour for Greenwich Royal Park. You’re also close to lovely Ladywell Fields.
