The house stands in the most delightful, almost level gardens and enjoys lovely views across these to the adjacent open countryside. The extensive rear gardens are approximately 210’ x 155’ in size, have been loving designed and tended to create several fabulous and interesting sections; be it for vegetables, an orchard, flowers, trees and shrubs. There are lawns, numerous sitting areas to take account of the sunshine or shade, a chicken run and coop and a lovely garden room/home garden office, greenhouse, various sheds, a workshop, outbuildings and garden stores. There is an additional garden to the front and side of the house, again beautifully landscaped but with an underground water collection and storage facility, together with further gravelled car parking. A separate paddock is approached either directly from the garden or by the gated access on the lane and is about 450’ x 72’ in size. There is a stable block comprising stable (10’ 0” x 9’5”), stable/store (10’ 0” x 9’7”) and a store (10’0” x 4’3”).

Location

Rose Cottage occupies a special and peaceful position, standing on the edge of open countryside yet in the heart of Pipehouse - a very popular and convenient hamlet on the edge of the thriving village of Freshford (with its excellent Primary School, community shop/café, railway station and riverside pub). Wonderful walks are available in the immediate vicinity, the centre of Bath is only 5 or so miles away (served by bus or train from Freshford halt), whilst the various shops and amenities in the pretty town of Bradford on Avon are also nearby.

Directions

Although not necessarily the quickest, the easiest way to reach Rose Cottage is to leave the centre of Bath heading south on the A36 Warminster Road. Proceed through the traffic lights at Monkton Combe, over the viaduct and up the hill. The road levels off and after about ½ mile you will see the right hand turning to Pipehouse . The house will be found on the right hand side after about ¼ mile.
