Small pods do not need planning consent. At there is an illustration of an off-grid pod costing £5000. Cheaper pods are available from Latvia or made by local joiners. Planning consent would likely be secured for multiple log houses where the owners live in one and, eg, guests stay in three others.

Access

G – H – I – J – K right of access through High Stenries Farm.

There is a good road G - H but H – I – J needs to be built. This 344 metres will cost about £12,900. There is an existing track J - K to the ford.

The sellers are securing a legal opinion from a top agricultural law advocate which we believe will confirm their existing legal opinion that the owners of High Stenries Farm (a) will not be allowed to grub up the proposed new type 1 farm track G – H – I – J – K – L – M which the sellers of the land intend to rebuild to serve the land and (b) will have to pay the sellers for rebuilding the road as it was there before, albeit in a poor condition.

The purchaser of High Stenries Wood will have a legal obligation to maintain the High Stenries Farm access road and the track down to the wood on a ‘user basis’.

The sellers have in their 1992 title deeds a formal legal right of access and it states: ‘freeish and entry by all existing roads and all servitude rights of way down the route’ as shown in the sale particulars.

Amenities

The surrounding countryside offers a variety of country pursuits such as fishing, golfing, walking and horse riding. Towns such as Lockerbie, Gretna and Carlisle are close by where there are a wide range of amenities.

Lockerbie (13 miles) is close to the M74 and perfectly located for commuting north and south. The town has an ice rink, independent shops, supermarkets and primary schools as well as Lockerbie Academy, small hotels, train station and health services.

Exit the M74 at junction 21 (next north after Gretna), from the south exit at junction 21 just south of Kirkpatrick Fleming or from the north exit at junction 21 at Kirkpatrick Fleming. Head north east on the B6357 on the north side of the M74 toward Chapelknowe. After 2.6 miles turn left just short of Chapelknowe and left at the junction after. Continue past Branteth

To Kennedys Corner. Turn right and almost immediately right again where the road forks. The High Stenries turnoff is second on the right after about half a mile. Park your car at the road end and walk 290 metres to the

farmhouse and steading. Walk 344 metres due south between the fences (this is where an old right of access type 1 track is going to be reconstructed) to the track and another 173 metres along a track to the ford (south west corner of Lot A).
