Tenancy terms

term

Security deposit


A deposit of £750 will be payable on signing the Tenancy Agreement and will be returnable at the end of the Tenancy provided the terms of the Agreement have been complied with fully. The Deposit will be registered with a Government backed Tenancy Deposit Scheme (MyDeposits).
Tenancy application


Credit Referencing
Prospective tenants must each provide information to the Landlord’s agents and to a reference/credit checking agency as part of their application for the Tenancy.

Holding Deposit

A separate Holding Deposit of the equivalent of one week’s rent must also in accordance with statute be paid by the applicant upon any offer (subject to contract) of a Tenancy by the Landlord and will confer the right of first refusal on the property subject to the completion of a tenancy agreement within 15 days of receipt of payment (unless extended by the parties’ agreement). Should the application be successful, then the Holding Deposit will be used towards part payment of the Security Deposit. The Holding Deposit will however be retained by the Landlord or the Landlord’s agents should the applicant(s) provide false or misleading information at the time of their application and/or if an applicant(s) chooses not to enter into a tenancy agreement or fails to take reasonable steps to enter one.
Outgoings


The Tenant will be responsible for paying all outgoings including the Council Tax (Band "B" – the annual charge by Powys County Council for 2020/21 being £1,275.45), water rates, electricity, fuel, telephone and for minor internal repairs and decorations.

The property has an EPC rating of F27 and the landlord having in line with the regulations carried out all relevant recommended measures will be applying for a Private Rental Sector Exemption in place to satisfy the Minimum for Energy Efficiency Standards for this letting.
