Description
A charming and beautifully appointed three bedroom Victorian mid terrace with a delectably segmented open plan twin reception and exquisite, low-maintenance rear garden. Our lively Wood Street neighbourhood is just eight minutes away on foot and you have a wealth of pleasant green spaces within easy reach.

It's all located in our friendly, leafy neighbourhood of Chapel End, named after the fifteenth century chapel founded by Sir William Tyrwhitt. A nine minute stroll will see you at the Hobson Wood entrance to lush Lloyd Park anytime you want to unwind in nature.

If you lived here

You'll be stretching out in your huge, artfully segmented 260 square foot twin reception. Dual aspect with a classic bay window to the fore and a glorious ebony vintage fireplace, handsome timber floorboards guide you under the arch through to the dining area. It's a gorgeous spot for entertaining with impressive views over the garden. Step out here (both your front and back doors were installed this year and are fensa registered) for a garden shed and pleasing mix of gravel flanked by raised beds and climbing roses adorning a trellis, all leading to a raised timber decking area.

Back inside and your kitchen enjoys elegant light grey units, a glossy white metro tile backsplash, oak countertops and a full complement of integrated appliances, while head upstairs for two immaculate and generous double bedrooms plus a single ideal for a child or home working space, all with plush carpets and chic plantation shutters over the windows. Lastly, your bathroom's resplendent in slate grey tiling with an oversized rainfall shower over the tub and contemporary fixtures and fittings.

Outside take the aforementioned eight minute stroll to Wood Street to find a huge range of independent shops, cafes and bars. Enjoy a leisurely brunch at buzzing cafe Dudley's, try the Caribbean cuisine at Indie Roots (their seafood and jerk is out of this world), experience the to-die-for croissants at The Choclatine bakery or wander through the thriving vintage market. Wood Street station is sixteen minutes away on foot and four trains an hour will whisk you directly to Liverpool Street in twenty. Heading to the West End? Just ride one stop and you're in Walthamstow Central, with direct twenty minute runs to Oxford Circus via the Victoria line.

A word from the owner....
"I fell in love with this house the moment I walked in the door six years ago and will be devastated to be leaving it and the local area. We could not wish for a friendlier neighbourhood, with plenty of local events and businesses cropping up all the time.
The house is light, bright and airy with original features and has a cosy feel for winter nights in. We’ve really made this place feel like home over the years and have replaced all of the windows and doors and fully refurbished the kitchen and bathroom.
The garden has been host to all sorts of sunlit breakfasts and bbqs with friends and family over the years, and has even become an outdoor gym space during lockdown.
The house is ideally situated between Wood Street, Walthamstow and Highams Park – all within walking distance to the hub of shops, restaurants, wine bars, cafes, Lloyd Park and various transport links. It is within walking distance to the Overground to Liverpool Street, as well as the trusty Victoria line. The North Circular, M25 and M11 are all within close proximity. Epping Forest is a 5 minute walk away and ideal if you want to
escape the bustling city for a walk or run.
It has been incredible to see the area grow over the past few years and we are keen to pass on our home to someone who will love it as much as we do."
