Description
A characterful barn conversion, set in a charming complex of converted stone building, on the edge of a sought-after North Cornish Village

Location

St Mabyn is a thriving village with its community shop and post office, primary school, the popular inn and Haywood Farm Cider, a great attraction with live music in summer months. The beautiful parish church stands as a high landmark amidst the picturesque countryside.

Wadebridge is the nearest town, offering a good range of shops, restaurants and amenities, including the Camel Trail, and is a popular sports and cultural hub, hosting a variety of events annually, including the Cornwall Folk Festival and the Royal Cornwall Show.

Neighbouring parishes, St Kew and St Tudy, have well-established pub restaurants which are very popular, while Rock and Padstow are within easy reach for fine dining. Being so close to the Camel Estuary and the Atlantic coast the opportunities for sailing, swimming, surfing, golf, coast walking and all manner of outdoor activities make this a desirable location.

Description

Converted from the original barn in 2001, Sage Cottage is now an attractive semi-detached home, built in the traditional style of local stone and slate. Inverted, with the living area upstairs to take full advantage of countryside views, the front door opens into a slate floored hall and stairs rise to the spacious, dual aspect living room, with a high beamed ceiling and wood burner with oak mantel. A glazed door leads to stone steps leading down to the patio and garden beyond, while beyond the living room is the kitchen, continuing the spacious effect with the high beamed ceiling and dual aspect views. Kitchen appliances and cupboards are conveniently fitted.

Downstairs there is useful storage space in the hall and four bedrooms leading off. Two double bedrooms face west over the courtyard, both open beamed and with stone alcoves where there were once fireplaces. The spacious principal bedroom looks onto the garden and has an en suite shower room and fitted storage space. Adjoining, is the family bathroom with modern low level white suite. The fourth bedroom could be a double but is currently used as an office. Patio doors lead to the gravelled seating/ barbecue area.

Now an attractive development, this was once a traditional farmyard. Much of the charm has been retained with sympathetic architectural conversion. There are still pigeon roosts along the front stone wall of Sage Cottage and the windows fit very neatly into the original openings of the barn.
The communal area is a gravelled drive with designated parking spaces for each dwelling. A garage is directly across the drive from the cottage, allowing enough room for a vehicle and storage.

The substantial, lawned garden is well maintained, with a beautiful scented rose bush hedge along one side and mature trees and shrubs. At the top end a wide gate opens on to a communal access lane running along the neighbouring gardens.

Square Footage: 1735 sq ft
