Location

The exclusive Cornish coastal village of St Mawes was voted in 2020 by a Which? Customer Survey as the “Top Seaside Town in the UK”. This enchanting south facing harbour village, named “Britain’s St Tropez” by the Daily Mail, is found on the eastern side of the Fal Estuary, in an Area of Outstanding Natural Beauty. Much of its surroundings are owned by the National Trust. The village is centred round its quaint harbour, its own beaches and Castle. It has a good wide range of amenities, which are open all year, including butchers, bakers, convenience store, post office/newsagent, doctors, hairdressers, dentist, pharmacy, village hall, church, delicatessen and clothing shops. The village also has two public houses, and an excellent range of cafes, restaurants, art galleries, gift and ice cream shops.

St Mawes

St Mawes has long been one of the West Country's more desirable and exclusive destinations, with Olga Polizzi's Hotel Tresanton and the chic Idle Rocks Hotel both luring the rich and famous. The village has superbly varied and accessible sailing waters and an active sailing club with a full programme of village regattas, club races and various national championships to cater for all ages. There is an all-year-round pedestrian ferry service to and from Falmouth and a seasonal ferry runs to Place, providing access to the scenic walks on the National Trust owned St Anthony Headland.

Cornwall

Cornwall has been enjoying a renaissance, especially post covid-19 lockdown. The county recently leapfrogged London to be recently crowned by rightmove as the top area in the UK for the most online property searches over the last year. The Duchy offers a range of accessible attractions such as the Eden Project, the National Maritime Museum, the Lost Gardens of Heligan, and the Tate Gallery. The Cathedral City of Truro is the main financial and commercial centre of Cornwall. It has a fine range of stores, private schools, college and the main hospital in the county (rch Treliske). Both Falmouth University and Cornwall Airport at Newquay are rapidly expanding. Fine dining Michelin star and celebrity chef restaurants are in abundance, including Rick Stein (Falmouth and Padstow), Nathan Outlaw (Port Isaac), Paul Ainsworth (Padstow and Rock). Rising stars on The Roseland are Olly Pierrepont at the Driftwood, Rosevine and Dorian Janmaat at the Idle Rocks, St Mawes.

The Views

Summers View has excellent views across the village, Summers Beach to Polvarth Point, the boat moorings in St Mawes Harbour, then sweeping oppositely across the National Trust owned countryside towards St Anthony Headland, the tip of St Anthony Lighthouse onto Falmouth Bay, The Lizard Peninsula and miles of open sea beyond. The bay and harbour are a hive of marine activity all year round.

Summers View: Initial Impressions

Upon opening the main entrance door, initial first impressions are capturing the wonderful vista in the Dining Conservatory via a series of glazed double doors. A main Entrance Foyer, with a cloaks cupboard off, leads into a fantastic multi-purpose space, which is currently a Billiards Room, but can be easily adapted into a Sitting Room or Media Room. From this area, doors access the 4 Bedrooms, Family Bathroom and Laundry Room.

Summers View: Reception Rooms

Glazed double doors lead into the main Sitting Room which enjoys the beautiful views and has an open fire as a focal point. Glazed double doors access the Dining Conservatory and Kitchen, providing an open-plan feel. The well-equipped and stylish kitchen has a granite topped central island and enjoys water and countryside views. Appliances include: Fridge/freezer, dishwasher, double electric oven, microwave and ceramic hob. The Dining Conservatory enjoys the desirable views as well as allowing access to a large featured raised Sun Terrace with glass balustrades, ideal for alfresco dining, relaxing and sun bathing.

Summers View: Bedrooms

The bedroom and bathroom configuration also add to the versatility of Summers View. The Principal Bedroom has a tasteful En-Suite Bathroom (with separate Shower) and captures water and countryside views from patio doors. A second Guest Bedroom has a modern En-Suite Shower Room. An up-to-date Family Bathroom comprises a bath, WC, wash hand basin and a separate shower which serves two further double/twin Bedrooms. The Laundry/Utility Room has a side access door and has plumbing for white goods and houses the oil-fired central heating boiler.

Outside And The Gardens

The property is approached from Trelawney Road via a five-bar gate to a sweeping tarmac driveway leading to the Detached Double Garage which externally measures approximately 21' x 18' and has an electric folding door and security light. A path and easy steps lead down to the front entrance foyer between two good-size well stocked flower and shrub beds.

There is access either side of the property to the south east facing rear well stocked and mature garden with central lawn area. The French doors from the Dining Conservatory open onto the large suntrap patio providing a superb space to relax and entertain. Wherever you decide to sit and relax there are wonderful views.
