2 bed Flat For Sale £465,000
Leucha Road, London E17

Description
A smartly finished two first bedroom apartment, elegantly arranged in our borough's signature Warner style, with dedicated front door, smart brick frontage, rear balcony and private section of garden. It's all located in an enviable sweet spot between Walthamstow Wetlands and the delights of the High Street.

The brainchild of Sir Thomas Courtenay Warner at the turn of the century, this rock solid properties remain some of the most sought after housing around, combing privacy with sociability and classic design.

If you lived here...

You'll step into your private entryway, with patterned tiling underfoot and plenty of incidental space for bags and coats, and head up to your open plan landing with some welcome integrated storage. Characterful blonde hardwood runs underfoot here and throughout. Step into your 140 square foot front lounge, awash with natural light from the bank of original sash windows and with an original hearth and mantel taking centre stage. The perfect hosting space. Next door your second bedroom's a generous, bright single, ideal for a child or home working space and finished in tranquil pastel blue.

Your master bedroom, on the other hand, is a substantial 140 square foot double with custom built-in wardrobe and a pleasant garden view. Elsewhere, and your unusually large kitchen/diner is pleasingly decked out in sleek and seamless white fitted cabinets under timber countertops with smoky grey vinyl tiles underfoot and a bespoke larder. Step out onto your elevated rear balcony, for a morning coffee and to enjoy the view of your secluded rear courtyard and the rooftops beyond. Finally your bathroom delights in white; renovated in January with brand new designer fixtures, fittings and tiling.

It's less than a quarter mile from your front door to Walthamstow High Street, St James Street station and lively, eclectic social hub of crate St James. The High Street is, famously, home to Europe's longest street market (the curated Sunday Social stalls are great for fresh produce) and St James Street station will get you directly to Liveprool Street in twenty minutes, or ride one stop in the other direction for Walthamstow Central and the Victoria line.

What else?

- crate St James is home to a diverse range of independent enterprises, from craft breweries and yoga studios, to cafes, hairdressers and burger joints. Well worth a visit whatever your mood or mission.
- You have on street parking, and drivers can be speeding away on the North Circular in less than fifteen minutes.
- London's largest nature reserve, the 500 acre Walthamstow Wetlands, is less than a half mile on foot. With over 500 acres of wild blue and green space, free to enter all year round and full of things to see and do, you'll forget you're in London.

A word from the owner.....
"We've loved the three years we've spent on Leucha Road and have become very attached to the area (so attached we actually want to move to a nearby street!). It's a great location to get just about anywhere in London: It's a 10-minute walk to Blackhorse Road tube station (Victoria Line), and St James Street overground is at the end of the road, which will bring you to Clapton, Hackney and Liverpool Street. The area is getting better all the time. Since we moved in, St James Street has seen lots of new restaurants/coffee shops opening: St Js, a café-meets-shop, Incoming Coffee, Crate (Italian Bakery and St Best are favourites) and the newly opened Weir Dough Bakery. It's not all about the new though: Yildirim bakery does the best gozleme in the area. You have everything you need and more on the high street - supermarkets, dry cleaners, nail bars, the Post Office, flower sellers and food stalls at the weekend. There's an abundance of green spaces a walk or cycle away. You have the marshes and wetlands (the biggest urban wetlands in Europe!) at the end of Coppermill Lane. St James Park, lined with lime trees, is just around the corner which has been a lifeline in lockdown. Further afield you have all the fun of Walthamstow Village, breweries galore, Lloyd Park and Epping Forest is just a short drive (or cycle) away."
