2 bed Flat For Sale £599,950
Dragonfly Place, Brockley SE4

Description
Architect-designed purpose-built maisonette of 924 square feet, with two double bedrooms and balcony spaces to both its floors (from the reception room and master bedroom).

Find the large and light home over second and third floors, within the tucked-away residential and high-end commercial community that is Dragonfly Place, near Brockley Cross. Long leasehold with 118 years remaining.

Handily you are but a four minute walk from Brockley Station - Zone 2 and on the London Overground network.

It’s possible to rent a parking space within the development and there are four visitor bays. And multiple bike sheds offer free cycle storage.

The property has its own front door and views (from the deck area you find it on) are fine and far-reaching. You’re within the catchment area for two Ofsted-rated ‘Outstanding’ primary schools: John Stainer and Haberdashers' Aske's Hatcham Temple Grove Free School (with secondary provision too). You can see the former’s smart Victorian building and rooftop from here.

The property is exceedingly energy-efficient; boasting triple-glazing, an air-filtering system, and great insulation. Stay cool when it’s hot and cosy when it’s cold.

Once through the front door (with cool porthole window) you land in a neat hall with a windowed w.c. Set to your right. Stairs lead up to your left.

Straight ahead and you open into the kitchen area of the large reception/dining room/kitchen which stretches 29 feet by nearly 14 feet. Built-in cupboards (two and large) offer brilliant storage. The fitted kitchen is a modern number, with plenty of cupboard and counter space. A glazed door at the foot of the room opens to private outdoor space number one - a cute balcony on which to enjoy a cup of tea (or something stronger) and to nurture potted plants.

Up to the first floor and on your left is a splendid spacious master bedroom with smashing ceilings and apex glazing following the roof line. It stretches 17 feet by nearly 14 feet. Open your glazed door here to your second balcony. As downstairs, views impress.

A good second double sits to the front of the building and is over 10 feet each way, with a large built-in closet. The bathroom is set between both bedrooms and has a white suite and over-bath shower.

Being part of this creative community you can benefit from such delights as fresh loaf deliveries from Cooper’s Bakehouse, and in the warm months, businesses and residents enjoy barbies on the communal green (found by the second entrance). Central Brockley is also close for coffee shops, restaurants and bars (independent in the main); we like The Orchard, Parlez, Brickfields, Brockley Brewery and Browns of Brockley as just some examples.

Nunhead with its high street and villagey feel is also fairly close - just follow Drakefell Road. Here we like Ayres bakery, Mother Superior wine store and deli and fc Soper wet fish shop, as well as El Vermut and The Old Nun’s Head.

We’re big fans of New Cross’s centre as well, with its pretty, historical buildings, and growing number of pubs and eateries - including The Rosemary (organic Hungarian fayre), The Rose Inn, The Telegraph at the Earl of Derby and The Amersham Arms. Thanks largely to Goldsmiths University, New Cross attracts a cool and smart crowd and even has its own contemporary art gallery and a Curzon cinema. A big Sainsbury’s store by nxg Station is on hand for ‘the big shop’.

Deptford High Street and Broadway are fairly local - for classy restaurants including Marcella and The Winemakers Club, and there are cute bars in Deptford Market Yard.

And trendy Peckham is also easily-reached for more options. Some of our favourite SE15 spots are Kudu, Peckham Bazaar, Levan, Forza Wine, Ganapati, Peckham Levels and The Bussey Building.

For park-life... You've got Telegraph Hill's pretty Victorian ones (with views) close by. Telegraph Hill Upper Park is the place to watch the sunset and is very popular on nye for the panoramic views of London and the fireworks. On weekends, you can get delicious wood-fired sourdough pizzas here from Dinner for One Hundred, and enjoy them in the park. Hilly Fields and Ladywell Fields are also close. Greenwich Park and Blackheath Common are but a short bus ride/cycle/drive too. You can also jump on the 484 just outside Dragonfly Place which takes you straight to Peckham Rye Park and Common in under 10 minutes.
