Land For Sale £115,750
3 Eynort, Carbost, Isle Of Skye IV47

Description
The Croft:
The croft assignation extends to a total of 182.87 ha or thereby, comprising: 17.875 ha fenced, in bye croft land, 165 ha hill grazing (full, exclusive, apportionment), a modern 60’ x 30’ agricultural shed with some sheep handling facilities, 200 hefted North Country Cheviot hill ewes in regular ages, including 40 hoggs, and sgrpd entitlement of 165.93 units. The croft is currently run as a sheep hirsel but has in the recent past also carried 14 cows and followers and a larger number of sheep.

The land is located in Glen Eynort, Minginish in South west Skye, situated at the head of a sheltered sea loch, and rises from sea level to approximately 1,000 ft. There are arable areas and fenced grazing parks on the lower ground with fenced hill apportionment on the higher ground, with access direct from the croft land. For iacs purposes the hill land is classed as rgr with the in-bye land as pgrs. All in-by land is fenced as is the hill apportionment, all of which are in good stockproof condition. A modern, steel framed, box profile clad, agriculture shed measuring 60’ x 30’ was erected approximately 15 years ago and is surrounded by hardstanding with some handling facilities and is wired for electricity. A dedicated access track to the shed and croft leads direct from the main township road. A number of natural springs and burns, both on the croft land and hill ground, provide ample access to water for both stock and private use. There is also entitlement for shared use of the township fank facilities which are close by. There are a number of possible sites thought suitable for a dwelling house located on the holding. It should be noted that Glen Eynort is not supplied with a mains water system and all properties have private water supplies. It should also be noted that the existing croft house and amenity grounds (highlighted in green on the plan) are not included in the assignation.

It is believed that this holding offers potential for the development of a sustainable crofting business. Apart from the livestock, previous croft-based businesses have included commercial scale vegetable growing and food processing – all being run successfully from the holding, and it is thought the location lends itself to similar or other business opportunities.

A plan of the holding is attached for reference and information only. Prospective tenants should satisfy themselves with regard to all details. Transfer of the tenancy is subject to approval by the Crofting Commission and therefore final offers are required to include an indication of how the prospective new tenant intends to utilise the croft. Interested parties are advised to consult a solicitor specialising in Crofting Law.
The successful buyer will be required to meet Crofting Commission approval before conclusion of any transaction. For further information on Croft Tenancies, interested parties should contact the Crofting Commission on or visit the Crofting Commission website at .
