House For Sale £600,000
Mill Lane, St Radigunds, Canterbury, Kent CT1

Description
It is said that location is the most important factor when choosing a new home and if you want a place within the city walls of historic Canterbury then this adorable and quirky period cottage should be top of the list. Nestled on a no-through road in the city's conservation area, offering a quiet and peaceful village atmosphere while just a short walk to the shops, the theatre, an extensive range of bars and restaurants and the station, where the high speed train can whisk you to London in under an hour, you really are on to a winner. Oozing character from every room, the property was originally two cottages built in 1739 and you can feel the historic atmosphere from the moment you walk through the main front door into the charming dining room with its exposed beams, built in shelving unit and brick fireplace. Here your friends and family will be delighted to sit around the table enjoying a good meal and then relaxing in the equally attractive and cosy lounge that also includes beams and a brick fireplace, shelving and a large multi pane sash window providing plenty of natural light. The bright and modern kitchen/breakfast room with a wall of windows overlooking the walled courtyard has a gas hob and built in double oven as well as a fascinating exposed brick arched wall that was the original back door. The ground floor also includes an adjacent utility room and cloakroom. There are attractive beams on the first floor landing and in the bedrooms. Each of the two double bedrooms on the first floor has an adjacent bathroom while the two double bedrooms on the top floor are accessed by individual staircases and one includes an en suite cloakroom. These two bedrooms have vaulted ceilings, fascinating views across the city and would make an ideal space for teenagers looking for a bit of independence or are ideal as guest accommodation. Indeed the accommodation throughout is flexible and could be rearranged to suit a variety of requirements. There is no parking at the property but it is so easy to walk everywhere in the city and a resident's parking permit, subject to availability, covers numerous parking bays in adjacent street. Alternatively, monthly and annual parking tickets are available for the nearby St Radigunds car park”.

What the Owner says:
“We moved into this property in 1981 because we absolutely adored the position and the cottage. However subsequently we started looking for something larger and were delighted when the adjacent cottage became available and we were able to combine the two into a delightful home. We were able to build out at the back to create our lovely kitchen about 10 years ago and rediscovered the fireplace in the dining room that had been bricked up previously. The courtyard surrounded by its original walls is lovely and where we can sit and enjoy the sunshine.
We will be very sad to leave our special home as it has been wonderful to be able to walk everywhere in the city and have all the amenities virtually on the doorstep. We can even stroll along the riverbank to Sainsburys! We also have very pleasant neighbours and have been extremely happy here. However we feel it is now time to move nearer to our family in Cambridge and hope that new owners will enjoy it here as much as we have”.
