Description

Smiths Corner is a delightful period village house built of Cotswold stone and believed to date back to the mid 18th century. Although not listed the house is full of period character and detail. Apart from the heavy elm staircase there are stone mullion windows, oak floorboards, pine doors, open fireplaces, window shutters, exposed stone work and exposed timbers throughout. These features blend with new appointments to make for a very comfortable family home, of versatile layout and with the advantage of a large village garden.

A wide reception hall divides two reception rooms and off which is the utility. The sitting room has a raised fireplace with woodbuning stove and fitted display shelves and cupboards to either side. There is also access through to a rear hall off which is a cloak/shower room and box room and a glazed door leading into the courtyard. On the opposite of the hall is the Drawing Room with a dressed stone fireplace having fitted book shelving to either side. The room leads directly into the Dining Room which is a perfect entertaining room with a raised stone fireplace at one end. There are also fitted display shelves under which is a wine cooler and a fitted dresser. Adjoining is the kitchen/breakfast room which is well fitted and includes a pantry cupboard as well as good range of floor and wall cupboards. Like the dining room there is a glazed door into the courtyard as well as a further outside door. A secondary staircase leads up to a separate wc and a guest bedroom suite separated from the remainder of the house.

On the first floor there are three bedrooms with a fourth presently being used as a dressing room to the main bedroom. They are complemented by three luxury bath/shower rooms, one being ensuite to the main bedroom. A substantial fitted linen cupboard is found off the main landing. Two further bedrooms are found on the second floor and are divided by a spacious landing / library area with built in bookshelves. This space could be used as a study or children's tv area.

The courtyard is totally walled and provides a sunny and sheltered sitting out area, perfect for outside entertaining. It is very easily managed and incorporates raised flower beds and a paved barbecue area. Across the lane from the house is the main garden with a double garage having a studio room above. In the past this has been used as a work area away from the house and benefits from a separate BT phone line. There is parking for numerous cars to the front, a rarity for village houses. The whole garden extends to about 0.4 acres, is mainly lawned and includes maturing trees and shrubs as well as fruit trees (pear and apple). In one corner is a garden store. For the keen gardener there is tremendous potential whilst for a family there is plenty of space for diversionary activities.
