Description
Skippers Den is a hidden gem, moments from Porthmeor Beach and situated in the heart of St Ives in the old fishing quarter known as Downlong', derived from down and along'. It is accessed just off Norway Square.

A Charming Character Property Minutes From The Beach!

Norway Square has nothing to do with Vikings it simply means North Way (Nor'way). Skippers Den is among a group of properties which were built in a rectangular formation creating an enclosed courtyard within. It is positioned just across from The St Ives School of Painting, which was opened in 1938 by Borlase Smart and Leonard Fuller, which still offers art courses today. The fisherman and artist, Alfred Wallis, lived in a cottage just across from Norway Square. He was known for his nave paintings which capture St Ives in his lifetime 1855-1942.

The space within the property has been given wise consideration in its design by the current owners by retaining a sense of place whilst carefully providing modern requirements that don't jar with the restful cottage atmosphere. Skippers Den would make a delightful holiday let or your own private escape from the rigors of life, alternatively it would make a lovely permanent home to be proud of.

The accommodation comprises open plan living room, kitchen and dining room on the ground floor and two bedrooms and a shower room on the first-floor.

The property is accessed through a secure gate on the ground level just off Norway Square. This gate opens onto an enclosed communal courtyard. The courtyard is spacious and provides a sheltered and pleasant area. A wood part glazed stable style door within this courtyard opens into Skippers Den which is arranged over two floors.

Tenure: The vendor informs us that the property will be sold with a 999 year lease, effective from 2007. The ground rent is approx. £50pa. The current service charge is £600pa to include buildings insurance.

Step Inside

Two double glazed wood windows look out to the courtyard and provide light to this welcoming room. The furniture downstairs and upstairs, which sits comfortably in the space is being included in the sale.

The slate flooring in this room is both practical and characterful and fits very well with the cottage style of this property and flows through the living area into the kitchen and dining area. There are spotlights inset into the ceiling providing a good but not intrusive level of light.

Heating is supplied by a wall mounted electric heater. There is also a very attractive cast iron style burner powered by bottled gas, which sits perfectly within the room ready to offer warmth and a cosy glow on a chilly winter evening. The whole downstairs area is well laid out and is a delightful space in which to relax.

The kitchen offers ample storage in a range of base and eye level shaker style cupboards in an attractive soft grey colour. There is also a range of drawers for cutlery and cooking implements. Hidden behind these cupboard doors is an integrated under counter freezer with drawers and an under counter fridge. There is also a free-standing Aquarius washing machine under the counter top, with a good choice of programmes.

The cupboards and drawer units are topped off with solid wood work surfaces. White subway tiles on the wall above the work space finish this area cleanly and stylishly. Looking right at home is a white butler style sink with a mono block mixer tap. Cooking needs are provided for by a 4 ring electric hob with a Hygena fan oven underneath and a cooker hood above.

Pretty china can be displayed on the fitted shelves with hooks underneath for tea cups and coffee mugs. There is a lockable good-sized floor to ceiling larder cupboard ideal for further storage and for tucking larger items away.

The dining table is a good size for a group to sit around and is surrounded by chairs and a lovely bench seat which all sit happily together. There is wood wainscoting along the lower part of the wall behind the dining table which sets the tone for this cottage style dining and kitchen area.

A lovely wooden staircase leads up to the first-floor landing which has a vaulted ceiling. The landing is of a generous size for this period of property and the current owners have styled this area to enhance the exposed granite walls and alcoves, adding to its charm. A built-in cupboard contains an immersion tank. From the landing doors lead to the two bedrooms and the shower room.

Bedroom two is a double bedroom and using a small mezzanine level an area has been cleverly designed to accommodate a single bed, which is accessed by a ladder. This room has a vaulted ceiling which contributes to the character of this space. A double glazed wood window overlooks the courtyard. There is a wall mounted electric heater and cosy carpet underfoot.

The shower room is accessed from the landing and has a super walk in shower with tiled walls, a fixed clear shower screen, and an electric Creda shower. There is a double glazed wood window to the courtyard aspect. There is a wash basin with mono block mixer tap and a low-level WC.
