If you lived here…

You'll love plunging in and making this unique property sing with your own interior design inspiration. Let's start with your lounge – it's a generous 175 square feet with gorgeous timber floorboards running underfoot, a box bay window, ceiling rose overhead and an original fireplace waiting to be restored to its former glory. Next door the dining room's 145 square foot with more of those floorboards and another hearth – this entire space could be knocked through to make a dual aspect through lounge, depending on your vision.

Step through the garden door here and your outside space is a mix of patio and lawn festooned with mature shrubbery. Some green-fingered attention and landscaping will transform this into quite the leafy oasis. Back inside and the ground floor's completed by a bright kitchen, utility area and bathroom with tub and separate shower cubicle. Lastly, back into the dining room and a door separates the storeys – head up the stairs here and both your bedrooms are bright and generous doubles with built-in storage.

It's just a ten minute walk from your street to Walthamstow Central, meaning you can be at Kings Cross in under half an hour door to door. A speedy cycle down the leafy hill of your street will bring you to our main thoroughfare of Hoe Street where you can join the cycle lane and on to the Q2 Cycleway on Selborne Road to speed you safely straight to the City. Eight minutes on foot and you're in the leafy Village surrounded by an incredible choice of artisan independent shops and eateries. Stroll in the other direction for five minutes and you'll find yourself in Walthamstow's much loved gem of Lloyd Park.

A word from the owners...

"We have lived here for 15 years, in what we feel to be the loveliest area of Walthamstow. This is a quiet, peaceful and safe street with the best neighbours you could ask for. We are surrounded by good schools. The beautiful Lloyd Park is less than a five minute walk away. Just as close is the Feel Good Leisure Centre with its swimming pool, gyms, climbing wall, trampoline park, running track and diving boards. To walk into the Village it's five minutes in the other direction, as are the shopping centre, cinema and train stations.

Honestly, there's too much to list that is great about this place. You can cycle for 10 minutes and be at the marshes which join up with the Olympic Park. You can cycle to Epping Forest in the same time or hop on the train and be there just as quickly.

We've put off moving for so long precisely because this has been the best home and location for our family to be - to the point that we've really outgrown the space now that our children are teenagers. We will be so sad to leve but know that whoever chooses to live here will be very lucky."
