House For Sale £675,000
Maynard Road, London E17

Description
An immaculate and delightfully characterful two bedroom Victorian terrace with lush rear garden in our enviable locale of Walthamstow Village. Here you're within easy reach of excellent schools, the buzzing hub and transport links of Walthamstow Central, vast natural escapes and Wood Street's amenities.

Wood Street station is just an eleven minute walk or five minute cycle to whisk you directly to Liverpool Street in twenty. Alternatively, Walthamstow Central is one stop or seventeen minutes' walk in the other direction for direct twenty minute runs to Oxford Circus. Drivers, meanwhile, can be on the North Circular in eight minutes.

If you lived here…

You'll feel right at home from the outset; walk past your inviting picket fence and up the path flanked by the thriving and fragrant greenery of your front garden and on into your striking 135 square foot lounge. With battleship grey walls, a box bay window dressed in plantation shutters, cherry floorboards underfoot and an ebony vintage fireplace centrepiece, this is quite the stately space. Next door and things are more impressive still. Your huge, skylit open plan kitchen/diner comes in at 230 square feet and those glorious exposed brick flourishes lend a distinctly country cottage feel.

Step out here for your breathtaking rear garden. The greenest of fingers have been at work and the result is an explosion of colour and lush verdancy; a bona fide urban retreat. Back inside and the ground floor's completed by a pristine bathroom counting among its charms shuttered views of the garden, a rainfall shower plus secondary handset over the tub, gleaming white metro tiles and a Belfast sink sat atop a taupe cabinet. Lastly, head upstairs for two beautiful 110 square foot double bedrooms.

You're perfectly positioned in Walthamstow Village here, with an enviable range of bars, restaurants and gourmet pubs on your doorstep. Your new local may well be The Castle, it's just five minutes away on foot and serves up Sunday roasts that are out of this world. With a beer garden for the warmer months, you can't really go wrong here. Then there's the elegantly eccentric decor, cosy fires, friendly cats and vegan cuisine at The Nag's Head, fine wine recommendations at Parish Wines, artisanal gins at Mother's Ruin (where Aura Rosa also serves afternoon tea with Guinness cake) and the mouth-watering tapas and deli at The Orford Saloon. And that's all just for starters.

What else?

- Current and prospective parents will be pleased to know you have seventeen primary/secondary schools in a one mile radius, all rated 'Good' or better by Ofsted, five of which have been deemed 'Outstanding'.
- Next door to Walthamstow Central station you'll find the huge range of shops in the Walthamstow Mall, plus the nine screen Empire cinema entertainment complex. Explore Hoe Street from here for a treasure trove of shops, cafes and restaurants.
- For green and blue space you have Leyton Flats and Hollow Ponds (made famous by local boy Damon Albarn) just eight minutes away on foot or a four minute cycle. Alternatively, London's largest nature reserve, the 500 acre Walthamstow Wetlands, is a ten minute bus ride on the W12 route from nearby Shernhall Street.

A word from the owners....

"We have lived in this house for 12 years and will miss it so much! Walthamstow is such a wonderful location and community and we are lucky to be right in the middle of the Village, between Wood Street; with its local independent shops, great Artisan Bakery (the chocolate almond croissants!) and the Duke Pub, and Orford Road; with all the attractions of the Village and the craft breweries. The Castle pub is round the corner, great for a drink or for a quick dinner when we can't be bothered to cook. Epping Forest is a stone's throw away for a scenic walk followed by a stop off at the Hitchcock (newly acquired by the team behind The Ivy!) The house has been a very happy home for us, the right balance of space and a cosy sanctuary. Summer evenings in the garden and "front garden cuppas" with the neighbours have been a regular feature. It's such a quiet spot (we even have frogs and a hedgehog in the garden!) and yet so close to everything we could want, as well as public transport links in to central London. We hope whoever moves in next is as happy as we have been here!"
